On 7 July 2026, the Telangana High Court set aside a 1999 trial court order directing the state government to hand over two parcels of land on the Institute of Mental Health campus in Erragadda, Hyderabad, upholding government ownership.

Locals objected to the allotment of prime government land near ESI Hospital in Erragadda, Hyderabad, for a graveyard after bulldozers carried out levelling work. The BJP alleged that the land had been allocated for a hospital and that graveyard construction began at night. A video of an argument between two groups over the allotment went viral. The BJP also cited a recent case in which the Army halted a graveyard project on Ministry of Defence land.

The Telangana government plans to allocate 7,500 square yards at Erragadda for a Muslim graveyard. Residents living near the site objected to a burial ground amid residential areas and demanded that the government abandon the proposal. They protested on Tuesday morning, October 7, 2025, saying the plan aimed to appease the local Muslim community. BJP MP M Raghunandan Rao visited Borabanda later that day and joined the protest, saying the government should not proceed because local residents opposed the proposal.

Moti Nagar’s average property rate was ₹10,050 per square foot in April 2026, up 54% over five years, compared with Hyderabad’s 42%. Brigade Enterprises has launched Brigade Manor on 4.79 acres. Erragadda Metro Station is 2 km away and HITEC City is 12 km away. Two-bedroom rents are ₹18,000–25,000 monthly; three-bedroom rents are ₹35,000–55,000, with average rental yield of 5%.

GHMC’s Strategic Road Development Plan has allocated ₹120 crore for road widening and junction improvements in the Moti Nagar–Borabanda–Erragadda triangle, due by mid-2027. The Moti Nagar main road is to widen from 40 to 80 feet, and a grade separator is planned at Erragadda junction. HMDA has approved a four-lane road linking Moti Nagar to the Outer Ring Road via Sanath Nagar; the ₹85-crore project is scheduled for completion in 2028 and will shorten the route from 8 km to about 5 km.

Land prices rose from ₹45,000 per square yard in 2018 to ₹85,000–1,00,000 in 2026. The area has 12 schools, 8 hospitals and 15 retail establishments within 5 km.

Justice B. Vijaysen Reddy of the Telangana High Court accepted a writ plea filed by the Metropolis Flat Owners Welfare Association challenging the alleged illegal conversion and sale of the amenities block at Janapriya Metropolis residential complex in Motinagar, Erragadda.

The petitioner contended that developers Janapriya Engineers Syndicate Pvt. Ltd and S.P. Real Estate Developers Pvt. Ltd unlawfully converted the amenities block, originally sanctioned for common use, into a commercial complex. The construction allegedly deviated from the sanctioned building plan approved by GHMC, violating the Telangana Apartments (Promotion of Construction and Ownership) Act and Telangana Building Rules.

The petitioner alleged municipal officials failed to prevent the illegal construction and commercialisation of the common area. They also challenged the registration of sale deeds related to the amenities block, arguing transactions contravened law and a government memo dated August 26, 2020.

The High Court previously granted an interim order restraining the sale and third-party leasing of the amenities block in Janapriya Metropolis and Classic Homes residential complexes. The commissioner and IG of registration and stamps were directed not to entertain any registration of sale deeds concerning the amenities block.

Counsel for respondents contended the building remained unused for a long period and significant investments had been made. The matter was posted for hearing after one week.
