Mullur lies beyond Carmelaram and before Dommasandra, about 5–8 km beyond the Sarjapur Road junction and 10–14 km from the Outer Ring Road (ORR) at Bellandur. Mid-segment homes cost ₹8,500–₹11,000 per sq ft. Moving from Harlur saves about ₹3,000 per sq ft, or ₹52 lakh on a 1,750 sq ft apartment, for 7–8 additional kilometres each way. A five-acre premium scheme is priced at about ₹13,560–₹13,730 per sq ft.

Monthly rents are ₹25,000–₹32,000 for a 2 BHK and ₹38,000–₹50,000 for a 3 BHK, 15–20% below equivalent Harlur rents; gross yields are 3.0–3.3%. The International School Bangalore and Greenwood High are nearby. A 6 km school trip can take 25 minutes.

The evening-peak drive to Bellandur takes 45–55 minutes, with congestion at Carmelaram and Kaikondrahalli. Carmelaram railway station is about 7 km away, with limited suburban services. There is no metro on the corridor; the operational Yellow Line is 18–20 km southwest, while the ORR line through Agara and Ibbalur is under construction. Retail and hospitals are thinner than on the inner corridor; larger retail is 8–12 km away and multispeciality hospitals 10–15 km away. Many projects rely on borewells and tankers. Potential changes include road widening, ORR metro completion and occupied office space within 5 km.

Bengaluru Development Minister Krishna Byre Gowda directed officials to fast-track road and infrastructure works in East Bengaluru and tackle immediate problems. During an inspection of the Sarjapur Road-Dommasandra-Gunjur-Varthur-Balagere corridor, he reviewed roads, drainage, traffic management, land acquisition, electricity and other civic works. Officials were told to fix potholes, waterlogging, bottlenecks and damaged road sections; improve drainage; relocate obstructing BESCOM transformers and poles; and coordinate road, drainage, electricity, water supply and Metro projects. The minister directed officials to clarify land availability for widening and acquire land where required, and to act on pending cases involving unauthorised buildings.

Gowda criticised KRDCL over the road between Dommasandra Circle and Varthur, urging it to clear debris and lay gravel on available land without waiting for acquisition. He questioned the need to acquire land for road work along the Varthur Lake bund, where officials said space was available. He also said establishments between Gunjur and Dommasandra had allegedly encroached on more than eight feet of roadside space.

Future transport planning in Bengaluru will account for a metro link between Dommasandra Cross and Hope Farm when road works are planned, to prevent infrastructure conflicts and manage traffic congestion.

Greater Bengaluru Development Minister Krishna Byre Gowda inspected SH-35 and surrounding eastern Bengaluru roads on September 30 after recurring complaints; schoolchildren had been stuck in traffic for more than two hours earlier that month. He directed the Karnataka Road Development Corporation Limited (KRDCL) to repair the highway and the Sarjapur Road–Dommasandra–Gunjur–Varthur–Balagere corridor within two to three months, with works planned around future transport projects. The government may explore a Metro connection between Dommasandra and Hope Farm.

Gowda called for immediate work on sections where land for widening had been acquired, including after Varthur Kodi, and ordered debris clearance and pothole repairs. He also sought action over alleged roadside encroachments exceeding eight feet between Gunjur and Dommasandra. Officials were told to address waterlogging and bottlenecks, improve drainage connections, junctions and curves, and make better use of road space. Bescom was directed to relocate obstructing transformers and electricity poles and remove unused poles.

Rapid urbanisation over the past decade along a 10-km stretch of State Highway 35 has increased pressure on roads and civic infrastructure. The corridor connects parts of Varthur and Gunjur with the wider Sarjapur-Dommasandra belt. Severe traffic congestion increasingly affects residents, schoolchildren and daily commuters.
