DLF to fund entire 140 crore project. Construction planned in phases with flyover built first. Work expected to take one year after award.

DLF Utilities repeatedly alerted town planning authorities to thousands of unauthorized PGs and commercial properties in Gurgaon's residential phases. Documents reveal the developer flagged over 2,000 illegal commercial units before a crackdown.

Nearly 500 property owners and business operators from DLF Phases I to V gathered at Metro Park in DLF Phase III to protest the ongoing restoration and sealing drive by Haryana department of town and country planning (DTCP). They demanded a policy to regularise existing guest houses and buildings constructed beyond permissible limits. Protesters alleged selective targeting of DLF properties despite similar violations existing across other private colonies and residential sectors. They sought compounding of violations under existing rules rather than demolition or sealing. Property owners argued the colonies developed over three decades and structures cannot be demolished suddenly. Guest houses provide affordable housing to thousands of office workers in Gurugram's corporate sector and represent a walk-to-work model reducing commuting pressure. Residents demanded government simplify paying guest policy and regularise existing units. They also requested transit-oriented development (TOD) benefits and higher floor area ratio (FAR) provisions extended to individual property owners rather than only large developers. Protesters urged temporary suspension of the drive to allow residents to approach the chief minister and state government for resolution. District town planner Amit Madholia stated action is being taken as per law and court directions. A DTCP official confirmed action against illegal constructions and commercial establishments in residential properties is being taken per court directions, with pamphlets distributed to tenants as owners often do not inform them of proceedings.

Supreme Court bench of Justices J K Maheshwari and Vijay Bishnoi set aside Punjab and Haryana High Court order directing removal of unauthorised and illegal constructions in DLF City, Gurugram. High Court had issued direction without giving opportunity of hearing to property owners who were not impleaded in suits. Supreme Court stated that opportunity of hearing is essential for fair administration of justice and court observations should not adjudicate rights of any parties unheard. However, Court clarified that unauthorised or illegal construction for commercial use on residential property contrary to norms, rules and regulations cannot be protected. Affected persons permitted to apply to High Court within specified time to join proceedings. State authorities directed to give wide publicity to order for joining of affected persons in PIL. If affected persons do not apply within two weeks, High Court may examine issue and take decision. High Court had previously directed authorities to take action within two months under Section 15 of Haryana Development and Regulation of Urban Areas Act, 1975. State government had filed synopsis indicating violations including commercial use in residential areas and construction beyond permissible FAR and additional floors. Order dated October 28.

DLF launched Privana North in Gurugram in June 2025, selling 1,152 four-bedroom homes and 12 penthouses for ₹11,000 crore within a week. Previous launches: Privana West and Privana South sold within 72 hours for ₹12,800 crore; The Dahlias raised ₹13,744 crore after last Diwali launch. DLF's 2024-25 residential sales reached ₹21,223 crore, making it the second-highest-selling developer after Godrej Properties. For 2025-26, DLF projects sales of ₹20,000-22,000 crore, described as conservative guidance. The company has a five-year roadmap (2024-25 to 2029-30) with over ₹1 trillion project pipeline targeting land monetization, zero gross debt, scaled rental revenue, luxury focus, and ₹25,000 crore gross cash generation. DLF's development business achieved net cash of ₹6,848 crore in the last fiscal after hitting zero debt in 2023-24. Its rental arm DCCDL carries ₹17,488 crore debt. The company has a land bank of 205 million sq. ft with 20-year development potential. DLF is concentrating on NCR (particularly Gurugram) after previous pan-India losses, while testing expansion in Mumbai and Goa with high-end projects. Stock gained 22.07% to ₹848.60 over three months, outperforming Nifty Realty Index's 18% gain.
