DLF Group plans Rs 10,000 crore capex over FY26-27 to expand premium office and retail assets, targeting higher rental income.
Key facts
DLF Group currently operates 45 million square feet of commercial assets: 41 million square feet of office and 4 million square feet of retail, generating annual rental income exceeding Rs 5,000 crore.
The company will invest approximately Rs 5,000 crore annually in FY26 and FY27 across joint ventures with GIC and Hines, plus its own balance sheet.
DLF Group holds most commercial assets through DLF Cyber City Developers Ltd (DCCDL), where DLF owns 66.67% and GIC owns 33.33%. DLF also has a 67% stake in a joint venture with US-based Hines for a 3 million square feet office complex in Gurugram.
Of the 45 million square feet operational portfolio, around 43 million square feet are under DCCDL.
DLF has 28 million square feet under planning and development: over 17 million square feet under construction, with over 6 million square feet expected to complete in the current fiscal.
New developments include: two large shopping malls in Gurugram and Noida; office complexes in Gurugram and Chennai; and a data centre in Noida.
DCCDL's office rental income grew 11% to Rs 3,874 crore in the last financial year. Retail rental income grew 6% to Rs 880 crore from Rs 828 crore in 2023-24.
Crisil upgraded DCCDL's rating to AAA with stable outlook. ICRA upgraded from AA+ stable to AA+ positive outlook.
