Tambaram flat owner flags sharp property tax hike in Chromepet

DT Next · · Regulatory

A Chromepet resident says Tambaram Corporation changed her assessment numbers several times, raising half-yearly property tax from Rs 414 to Rs 4,760.

Key facts
  • S Kamala, a resident of Coral Enclave Phase II in Chromepet, petitioned Chief Minister C Joseph Vijay over alleged repeated changes to her property’s assessment number by Tambaram City Municipal Corporation.
  • Her flat was originally assessed under Pallavaram Municipality as 007/45429, and she paid Rs 414 as half-yearly property tax until 2012-13.
  • After Tambaram Corporation was formed, the assessment number changed to 009/035/902801.
  • Kamala said she could not pay tax for several years.
  • On 22 March 2023, revenue officials allegedly said the non-payment had led to the assessment being removed from the system.
  • A new assessment number, 009/036/902725, was then assigned to the same property, and the half-yearly tax was revised to Rs 4,760.
  • She was asked to clear dues for 2016-17 to 2020-21 at the revised rate.
  • She paid Rs 45,140 in March 2023 and Rs 40,106 in August 2023, taking total payments to Rs 85,246.
  • Kamala questioned why the assessment was removed instead of a fine being collected, why her tax was so high compared with neighbours in the same building paying around Rs 424 half-yearly, and why the ward changed from 035 to 036 and then was corrected again.
  • She has sought an explanation for the cancelled assessment, successive new assessment numbers, ward reclassification, the basis for the revised tax, and a refund of the amount collected under the earlier assessments.
  • Tambaram Corporation did not comment.
Chromepet residents complain of damaged roads in Chennai

The Hindu · · Infrastructure

Chromepet residents say major and interior roads are full of potholes and cuts, while Tambaram Corporation says repair work has been tendered and ordered.

Key facts
  • Residents say roads in Chromepet, including Purusothaman Nagar, Old Hasthinapuram Main Road, Nemilichery High Road and Jain Nagar-AGS colony stretch, have long been riddled with cuts and potholes.
  • S.M. Govindarajan, president of the United Federation of Residents’ Welfare Association, said Pachayappa Nagar near Abhirami Thirumana Koodam is “practically an accident zone” because of poor road condition.
  • He said bikers have skidded on the stretch and that Zone 3 no longer has a chairman, leaving neighbourhoods to fend for themselves.
  • Residents said several roads relaid before the pandemic were of subpar quality and deteriorated quickly.
  • Prabhakar, a resident of Chitlapakkam who commutes via Old Hasthinapuram Main Road, said roads need to withstand rain and that even smaller roads have poorly placed speed breakers.
  • Residents said the roads are especially difficult for senior citizens and children attending nearby schools.
  • Social activist Santhanam V. said the civic body should focus on road quality before the monsoon, and that roads should last longer than six months.
  • Tambaram Corporation commissioner S. Balachander said the government has sanctioned Rs 140 crore for municipal roads.
  • He said all roads have already been tendered, work orders were given this week, and all damaged roads will be repaired and restored within two months.
Tambaram Residents Seek Property Tax Review and Deadline Extension

The New Indian Express · · Regulatory

Residents’ associations urged Tamil Nadu to rationalise Tambaram Corporation property taxes, extend the payment deadline and disclose the revision formula before rates are finalised.

Key facts

The United Federation of Residents Welfare Associations of Tambaram and Tambaram Corporation Zone 3 Residents Welfare Association asked Chief Minister C Joseph Vijay to review property taxes in Chitlapakkam and other corporation areas and extend the September 30, 2026 payment deadline. Their representation followed a September 26 general body resolution.

For a 1,500 sq ft residential building, annual tax was ₹26,812 in Chitlapakkam Zone A on GST Road, compared with ₹16,250 on Boat Club Road, ₹15,440 in Poes Garden-Binny Road, and ₹10,160 on North Usman Road and Anna Nagar Second Avenue.

The groups sought rates based on guideline value, location, road conditions and civic facilities; an expert committee including officials and residents’ representatives; public disclosure of the revision formula; and an opportunity to object before rates are finalised. Chromepet resident S Kamala said her half-yearly tax rose from ₹414 to ₹4,760 after reassessment and objected to reassessment of other flats in her complex.

Lakshmipuram Gas Crematorium Remains Closed Eight Months After Completion

dtnext · · Infrastructure

A ₹2.5-crore gas crematorium in Lakshmipuram, Chromepet, has remained closed for over eight months, leaving residents reliant on a facility across GST Road.

Key facts

Tambaram Corporation’s modern gas crematorium in Ward 30, Lakshmipuram, Chromepet, was built for ₹2.5 crore to serve Lakshmipuram, Nagappa Nagar, Umaiyalpuram, Chandran Nagar and surrounding areas. It was completed more than eight months ago, and the contractor reportedly received full payment in January, but the facility has not opened. Residents continue using the gas crematorium opposite Chromepet Government Hospital, crossing GST Road for funeral processions that affect traffic. Corporation officials said the Lakshmipuram Residents Welfare Association Trust, which had initially agreed to manage the facility, delayed taking charge. The Corporation has identified another private trust and is finalising the process; officials expect the crematorium to become operational soon. A trial was conducted using coconut fronds and old firewood after officials said an unclaimed body was unavailable for the trial run.
