Delhi High Court appointed an arbitrator to resolve a dispute between PVR INOX and Ansal Plaza Mall in Greater Noida over a sealed multiplex.

Delhi High Court appointed an arbitrator to resolve dispute between PVR INOX and Ansal Plaza Mall, Greater Noida. PVR INOX's four-screen multiplex at Ansal Plaza Mall (3rd and 4th floors, Knowledge Park-1) was sealed due to unpaid government dues by lessor Sheetal Ansal.
PVR INOX entered registered lease agreement dated 07.06.2018 with lessor Sheetal Ansal. PVR INOX deposited Rs 1.26 crore as security and invested significantly in moveable assets including furniture, equipment, and interior works.
SDM Gautam Budh Nagar Sadar issued notice on June 6, 2022, for recovery of Rs 26.33 crore in statutory dues from Ansal Property and Infrastructure Ltd. Mall including multiplex sealed on July 23, 2022.
PVR INOX claims under lease terms, lessor was responsible for all taxes and dues. PVR INOX filed claim of approximately Rs 4.5 crore seeking arbitration.
PVR INOX claims lessor should indemnify: lease security deposit Rs 1.26 crore, CAM security deposit Rs 6 lakh, moveable assets Rs 10 lakh, movable and immovable assets Rs 2,06,65,166 with interest, business losses/reputation/goodwill Rs 1 crore.
Justice C Hari Shankar appointed arbitrator on July 30, 2024. Court permitted lessor's counter-claim in arbitration proceedings.
