Noida’s premium housing market is shifting towards managed homes offering concierge assistance, housekeeping, in-room dining, wellness facilities and professionally managed common areas. Cushman & Wakefield’s Q1 2026 Delhi-NCR Residential MarketBeat recorded a 10% year-on-year rise in Noida high-end capital values, to ₹14,500–₹18,000 per sq ft; monthly rents were ₹77,000–₹1.35 lakh.

Demand may be supported by the upcoming Noida International Airport, proposed 500-acre Japan City and planned International Film City, around 4 km from the airport. Smartworld has entered the segment with Smartworld Residences by ELIE SAAB in Sector 98.

Potential customers include senior corporate executives, entrepreneurs, international professionals, NRIs, frequent business travellers and younger households. Smartworld Developers President of Sales & Marketing Ashish Jerath cited a shift from individually managed kothis to large luxury apartments with services. PropEquity Founder and CEO Samir Jasuja said managed residences could suit buyers seeking flexibility, including those not occupying homes year-round.

M3M outbid DLF to buy 12.5 acres in Noida Sector 108 for ₹1,850 crore, more than twice the Noida Authority’s ₹835-crore reserve price. The mixed-use project allows up to 40% residential and 60% commercial development.

The Authority cited saturation in older sectors, including Sectors 19, 27, 28 and 30, and demand around the Expressway. Premium housing between Sector 44 and the Expressway has reached rates of up to ₹9 crore in some locations. Nearby Grade A IT and IT-enabled services developments include Advant Navis Business Park and SkymarkOne in Sector 98.

Sector 108 is 9.5 km, or about a 14-minute drive, from the Delhi Noida Direct flyway, and around 52 km, or a 50-minute drive, from Noida International Airport in Jewar. Airport e-buses and the Botanical Garden–Sector 137 metro line are cited as existing connections; a Noida Metro Rail Corporation link is proposed, with no timeline or approved alignment stated.

A Sector 105 land-price example rose from about ₹1.5 lakh per square metre in 2016 to ₹3.7 lakh now. An industry executive said corridor prices had risen as much as fourfold.

Noida International Airport, inaugurated by Prime Minister Narendra Modi on March 28, began commercial passenger services on Monday; its first cargo flight is expected later this week. The airport in Jewar is expected to improve access for western Uttar Pradesh and eastern NCR and support housing, commercial, logistics, hospitality and business-district development. Market observers expect renewed investor interest along the Yamuna Expressway and Noida’s growth corridors, alongside demand from professionals, businesses and end-users as jobs and economic activity expand.

Sector 98 on the Noida Expressway is attracting buyers seeking larger homes, open spaces and premium amenities. Smartworld Residences by ELIE SAAB, launched by Smartworld Developers, reflects demand for branded residences. Developers are also tracking opportunities across Noida, Greater Noida and Jewar. IT parks, data centres, industrial developments and office hubs are adding to residential and commercial demand. The airport’s wider ecosystem includes expressways, metro connectivity, industrial corridors and manufacturing investments.

The Union Cabinet approved an 11.56-km extension of the Noida Metro Rail Project from Sector 142 to the existing Botanical Garden station. The elevated corridor will add eight stations; when operational, the Noida and Greater Noida metro network will total 61.62 km.

At Botanical Garden, passengers can interchange with the Delhi Metro’s Blue Line (Noida City Centre–Dwarka Sector 21) and Magenta Line (Janakpuri West–Botanical Garden), which provides airport access. The corridor will serve commercial centres Advant Business Park (Sector 142), Skymark One Mall (Sector 98) and Mall of Noida (Sector 93); corporate offices including Microsoft (Sector 145), TCS (Sector 157), Infosys, Adobe and Oracle (Sectors 132, 135 and 127); Amity University (Sector 125); and Max Super Specialty Hospital (Sector 128). The project aims to improve access to residential and business areas, reduce congestion and travel times, and cut carbon emissions. Narendra Modi said the extension would boost ease of living and Noida’s development.
