Sector-79 is on Gurgaon’s Manesar side, near the Aravalli foothills. Buyers can choose between occupied apartment societies and newer developments, but their decision should depend as much on the building and its access road as on the sector’s address.

Location and everyday connections

The sector has road access towards NH-48 and the Southern Peripheral Road, putting Manesar and other parts of Gurgaon within driving reach. Public transport is less straightforward. Lokmat Times reported in March 2026 that Millennium City Centre is the nearest major metro station to M3M Antalya Hills and that public transport options around the project were still developing. Regular metro commuters should test the full journey rather than judge it by distance alone.

From the sector’s centre, Queen’s Multispeciality Hospital is roughly 4 km away, Rockland Hospital about 6 km and Kunskapsskolan International about 5 km. Government Polytechnic Manesar is around 8 km away and Amity University Haryana around 11 km. Garhi Harsaru Junction is roughly 14 km away, while Indira Gandhi International Airport is about 34 km away. These are approximate road distances. For a household, the key question is how long its school run or commute takes at peak hour.

Homes and asking prices

Apartments make up the vast majority of properties listed in Sector-79, with a smaller selection of independent houses. Asking prices on PropertyWala put flats in Sector-79 at about ₹14,904 per sq ft in 2025 Q3 to 2026 Q2, compared with about ₹19,343 per sq ft across Gurgaon. This puts the sector roughly 23% below the city average for the period.¹ Buyers should still budget by project, configuration and possession status, rather than applying the sector average to a particular home.

How asking rates have changed

The recorded apartment asking rate was ₹12,946 per sq ft in 2024 and ₹13,789 per sq ft in 2025, a rise of about 6.5%. The partial 2026 record is ₹15,728 per sq ft.¹ The large difference between the 2023 and 2024 figures coincided with a change in what was listed, so that jump should not be treated as a like-for-like annual market move. For comparison, Gurgaon’s recorded asking rate rose from ₹8,046 per sq ft in 2021 to ₹17,510 per sq ft in 2025.¹ These figures describe the listing record, not a price target for a purchase.

Projects and possession checks

For a home in an occupied society, Mapsko Mount Ville is an established Sector-79 example offering 3 and 4 BHK apartments. The Times of India reported in February 2025 on a power outage that affected families there after a faulty breaker was not repaired. An occupied building still requires due diligence. Before committing, ask about its occupancy certificate, maintenance arrangements, power systems and the RERA paperwork for the relevant phase.

M3M Antalya Hills offers 2 and 3 BHK apartments and independent-house options. Its project entry lists an under-construction status, a December 2026 completion date and RERA number GGM/650/382/2022/125. Possession may differ by phase: Lokmat Times reported in March 2026 that possession had begun after an occupancy certificate was received, and Republic World reported further handovers in July 2026. Buyers should establish exactly which building, phase and certificate apply to the home they are considering.

M3M Golf Hills is a new-launch option with 2, 3 and 4 BHK apartments. Its listed project completion is February 2031. RERA registrations GGM/704/436/2023/48 and GGM/809/541/2024/36 relate to its first and second phases; their recorded proposed completion dates are February 2031 and May 2030 respectively. Check the phase named in an agreement against its registration and current filings, rather than relying on a project-wide possession date.

Supertech Basera also has a Sector-79 project page, but calls for particular caution. MSN reported in August 2026 that buyers of the delayed project faced further difficulties amid action affecting its insolvency resolution professional and buyers’ representative. Anyone considering it should seek current legal and project-status advice before paying a booking amount. For any project, verify the applicable Haryana RERA registration, sanctioned plans, occupancy status and payment schedule for the specific unit and phase.

What residents raise, and who the sector suits

Recent resident accounts highlight civic conditions as well as the homes themselves. Hindustan Times reported in May 2026 that residents around Sector 79, including a former Mapsko Mount Ville residents’ association president, complained of dust, potholes, incomplete sewerage and poor streetlighting. It also reported that sewer-line and road works were at various approval or tender stages. The Times of India reported in July 2026 that residents had sought repairs to the damaged road near Mount Olympus School. Visit the approach road after rain and after dark, and ask residents about water, drainage, electricity backup and construction traffic.

Families may value the choice of larger apartments, nearby schools and access to hospitals, provided the school route and society services work in practice. Professionals whose jobs are towards Manesar or who drive regularly may find the location more convenient than someone dependent on a daily metro trip. Students should check the journey to their particular campus rather than assume nearby institutions make every commute easy. Tenants can use a lease to assess the neighbourhood before buying, but should confirm current availability and maintenance charges. Investors need to compare possession, title, ongoing costs and realistic rental demand project by project; past asking-rate changes are not a promise of returns.
