The Authority cited saturation in older sectors, including Sectors 19, 27, 28 and 30, and demand around the Expressway. Premium housing between Sector 44 and the Expressway has reached rates of up to ₹9 crore in some locations. Nearby Grade A IT and IT-enabled services developments include Advant Navis Business Park and SkymarkOne in Sector 98.

Sector 108 is 9.5 km, or about a 14-minute drive, from the Delhi Noida Direct flyway, and around 52 km, or a 50-minute drive, from Noida International Airport in Jewar.
