Supertech Emrald court has best location but equally bad repution due to bad Builder. It is located in sector 93 A. It is a corner plot, two side open. It is in-front of 42 acre Park. But at the same time, maintenance is poor. Some new construction is happening and some flats has sea-page problem. Although, Now a days, Builder is investing good money and trying to improve seepage and maintenance problems. Prices are almost 30% less than other near by societies. Can be proved as "good value for money".

Noida to hire private agency for structural audit of old societies

Noida authority will empanel private agencies to assess whether old high-rise residential buildings need structural audits, after government committees failed to determine which societies require them.

Noida authority has decided to enlist private agencies to determine which old high-rise residential buildings require structural audits. Seven old societies have been identified needing audit: Sector-93A Supertech Emerald Court and Utopia Residence, Sector-121 Homes, Sector-107 Great Value Sharanam, Sector-78 Sikka Karmik, and Sector-52 Space Nature Society.

Eight government empanelled agencies currently conduct structural audits: IIT Delhi, Technical University Delhi, IIT Kanpur, BITS Pilani, AMU Aligarh, MNIT Jaipur, CBRI Roorkee, and NIT-Delhi.

Structural audit policy introduced March 15, 2023. From April 1, 2023, builders applying for occupancy certificates must submit structural audit reports; without them applications are rejected. From April 1, 2023 to date, authority issued occupancy certificates to nine group housing societies after taking structural audit reports.

A Noida authority committee formed eight months ago has not yet visited old housing complexes to determine if structural audits are needed. Private agencies, once empanelled, will conduct surveys of old housing complexes to assess building safety upon application from apartment owners.
