Brigade Group acquired Plot 6, a 5.72-acre land parcel in Osman Nagar, Hyderabad, at ₹44 crore per acre (excluding registration costs) through an auction conducted by Telangana Industrial Infrastructure Corporation (TGIIC). The company plans to develop a residential project on the site. Osman Nagar is located near Outer Ring Road (ORR) and IT hubs including Hitec City and Gachibowli. Brigade Enterprises executive director Amar Mysore stated the acquisition is strategic for premium development and expansion in Hyderabad. In January, Brigade had signed an agreement to acquire 2.25 acres in Secunderabad.

Osman Nagar near Tellapur in Hyderabad held its first-ever land auctions. One acre sold for Rs 51.25 crore.

Telangana State Industrial Infrastructure Corporation (TGIIC) will auction two land parcels in Osman Nagar on April 23: a 10-acre plot and a 5.72-acre plot. Upset price fixed at ₹39 crore per acre; minimum bid increment ₹25 lakh. Originally planned six parcels (48 acres total) for March auctions deferred due to confusion over transferable development rights (TDR) utilisation, assembly budget sessions, and real estate market concerns. This is TGIIC's first auction in Osman Nagar. Previous auctions in Raidurg sold land for ₹177 crore per acre; Neopolis in Kokapet for ₹152 crore per acre. Land parcels earmarked for mixed-use zone: commercial, residential, retail, healthcare, entertainment. Location: 2 minutes from Outer Ring Road, 15 minutes from Financial District, 30 minutes from Hi-Tech City. Second phase auction for remaining parcels likely in May based on response.

After record revenues from land sales in Raidurg, Kokapet, Gopanpally, Gachibowli and Budwel, Telangana govt has lined up about 48 acres of govt land in Osman Nagar near Financial District and Outer Ring Road. Parcels will be auctioned on March 10, 13 and 16 with upset price of Rs 39 crore per acre. Govt estimates sales could generate Rs 3,000-3,500 crore. Land resumption follows three-month gap to mobilise funds of Rs 4,000-5,000 crore for welfare commitments including Rythu Bharosa and public expenditures. In Raidurg, govt sold one acre for Rs 177 crore; in Neopolis, Kokapet for Rs 152 crore. Osman Nagar land prices estimated at Rs 40-50 crore per acre.

TGIIC proposing auction of 17 land parcels totalling more than 66 acres: 13 parcels in Osman Nagar (largest 17.35 acres) and 4 in Raidurg (largest 11 acres). Two small Raidurg parcels of 0.47 and 0.50 acres.

• Raidurg 7.67 acre parcel: ₹71.6 crore per acre
• Raidurg 11 acre plot: ₹63.3 crore per acre
• Raidurg smaller parcels: ₹2.16 lakh per square yard

Raidurg positioning: proximity to IT corridors, Metro rail access, institutional zones. Auction scheduled for August 18. Objective to capitalise on Hyderabad business sector growth and demand for high-end office spaces.
