Pune’s housing market has moved from the sharp post-Covid price surge of 2021-2024 to a phase of consolidation. Sales fell 3% in 2025 and unsold stock stood at 51,653 units, according to a Knight Frank India report covered by the Hindustan Times on January 8, 2026.
Overall unsold inventory rose 11% year-on-year in 2025, the report said. Quarters-to-sell (QTS), the time needed to clear existing stock at the current sales pace, stood at four quarters, which the report described as a comfortable range. The average age of unsold inventory was 11.7 quarters, indicating that much of the stock is relatively fresh.
Knight Frank India described the second half of 2025 as a phase of “measured consolidation rather than any signs of strain”, the Hindustan Times reported. Buyers became more selective amid rising prices, while slower hiring in the IT sector weighed on sentiment.
What it means for buyers and sellers
No significant price corrections occurred across any Pune locality, the report said. Developers have kept launches disciplined, which it cited as a sign of market maturity. For buyers, this means steady prices and a choice of homes, rather than a market marked by discounts. For sellers, demand is concentrated in well-connected, prime corridors.
This pattern continued into 2026. Knight Frank India reported 36,402 homes sold in Pune in January-September 2026, against 36,447 a year earlier. Sales of homes above ₹1 crore rose 32%, Navbharat Live reported on October 7. Developers launched 44,672 homes in the period.
However, other reports point to pressure. Pune sales fell 6% in July-September 2026, to 15,690 units, according to a Mirror Now report in September that cited cautious buyers and a shift towards prime locations. The Gera Pune Residential Realty Report, covered by The Tribune in July, said the value of unsold inventory hit a record ₹92,110 crore as launches outpaced sales.
Asking prices in Pune
Asking prices on PropertyWala put apartments in Pune at about ₹12,981 per sq ft (2026 Q1 to 2026 Q4), up 12.1% on the year before.1 The yearly averages for apartments show the climb from ₹9,014 per sq ft in 2022 and ₹8,642 in 2023 to ₹10,836 in 2024 and ₹11,584 in 2025.1
Apartments make up about 77% of listings in Pune, followed by residential land at 15% and independent houses at 4%. Apartment rents average about ₹28 per sq ft per month (2025 Q4 to 2026 Q3), down 3.2% on the year before.1 Projects range from ready to under-construction, with a handful of new launches.
What to watch
Analysts cited by Mint in June attributed the moderation in Pune sales to the Middle East war and IT-sector uncertainty. Liases Foras expects festive-season launches to strengthen.
