Ahmedabad Residential Market Shows 3% Sales Growth Despite Launch Decline Ahmedabad's residential real estate sector showed strong fundamentals in the first half of 2025. Housing sales climbed 3% year-over-year, reaching 25,000 units. This growth happened even as developers took a cautious approach to new project launches.

The CREDAI and CRE Matrix Report shows that total sales value surged 10% compared to the same period in 2024, generating Rs 21,849 crore in new house sales. Average property prices saw a healthy 7% increase, reflecting sustained buyer confidence in the market.

Supply Dynamics Shift

New unit launches saw a dramatic 61% decline, dropping from approximately 31,000 units in H1 2024 to just 11,000 units in H1 2025. Real estate developers are postponing new project introductions. This indicates a strategic pause in supply expansion.

However, this supply constraint hasn't dampened market performance. Sales volumes approached levels similar to the National Capital Region, positioning Ahmedabad as a significant player in India's residential landscape.

Geographic Growth Leaders

GIFT City emerged as the supply growth leader in Q1 2025, contributing 32% of new residential units. The West Peripheral and North Peripheral submarkets followed closely with 28% and 24% shares, respectively.

SG Highway continues to attract substantial buyer interest. Residential properties on this corridor command rates between ₹5,900-₹10,000 per square foot. The corridor offers excellent connectivity and is close to commercial hubs, making it more appealing to families and professionals.

Market Outlook

The combination of reduced supply and sustained demand creates a favourable environment for property value appreciation. While developers exercise caution with new launches, existing inventory continues to attract buyers. This suggests that underlying market strength remains intact despite global economic uncertainties.
