The Uttar Pradesh Awas Evam Vikas Parishad (UPAVP) announced an e-auction of residential and commercial properties across seven zones, including Ghaziabad. Phase 1 registration will run from February 4 to 18, 2026, with bidding on February 19, according to the Parishad's announcement.
The lots include residential plots, group-housing sites, school and hospital plots, and premium commercial developments, the announcement said. Bidders register online during the window and compete for each lot on the day of the e-auction.
What it means for Ghaziabad
The Parishad is among the city's largest landholders. Its biggest Ghaziabad townships are Vasundhara and Siddharth Vihar, and earlier reporting has linked it to the supply of plots in Siddharth Vihar. The Times of India reported in March 2026 that the housing board offered a 15% discount on Siddharth Vihar plots and flats, according to its report1.
Auctioned sites have previously contributed to the city's housing pipeline. The Hindustan Times reported in September 2026 that Cosmos REIT bought the site for Cosmos Corner in Siddharth Vihar through a UPAVP auction for ₹336 crore. The report said the project is a ₹1,200-crore, 5.6-acre development with about 831 units, starting at ₹1.5 crore2.
Separately, the Ghaziabad Development Authority (GDA) held its own auction of Madhuban Bapudham plots for group housing, hotels, commercial and education use on September 30, 2026, according to a report by eAuctions India in September.
Prices and stock in the affected areas
Asking prices on PropertyWala put apartments for sale in Ghaziabad at about ₹11,581 per sq ft (2025 Q4 to 2026 Q3), up 33.1% on the year before.3 Apartments account for most of the city's listings, followed by residential land, shops and showrooms, and independent houses.
In Siddharth Vihar, apartments averaged about ₹10,872 per sq ft over the same period, up 12.5% on the year before and about 6.1% below the city average. Apartments dominate the listings there, alongside a small share of independent houses and residential land.
The locality has under-construction projects. Its nearest landmarks include Ghaziabad Junction, about 3 km away, and Hindon Airport, about 10 km away.
What to watch next
The Parishad's announcement set out the Phase 1 timetable. Reports have also said UPAVP is preparing its Mandola Vihar plot scheme near Loni, which Navbharat Times said in October 2026 could launch around Diwali, subject to official confirmation of prices and terms.
