Narolgam is a residential pocket around Narol in south-eastern Ahmedabad. Narol Circle connects the Narol–Naroda corridor with roads towards Isanpur, Vatva and Lambha. The Indian Express described the Narol–Naroda Highway BRTS route as one of Ahmedabad’s busy corridors in May 2026. Buses can help with cross-city travel, but Narolgam is not a neighbourhood where every home is within walking distance of a metro station. From the centre of Narolgam, Maninagar railway station is about 5 km away by the approximate road-distance measure used here, while Sardar Vallabhbhai Patel International Airport is about 17 km away. Parth Eye Hospital in Isanpur and Chhaya Maternity Nursing Home are each about 2 km away. The National Institute of Design is about 6 km away and Gujarat University about 12 km away. These are useful reference points, not guaranteed journey times: traffic and the precise address will matter.

The Narol and Vatva industrial corridors make the area worth considering for people working in south or east Ahmedabad. A job on the other side of the city is a different proposition. Families should shortlist homes based on the route to their actual school, workplace and preferred hospital, rather than proximity to a landmark on a map.

Compare carpet area, maintenance charges, parking, floor and possession terms before judging value by the headline price. Renters should check current availability and lease terms directly rather than use an old per-sq-ft rental figure as a present-day budget.

How prices have moved

The annual Narolgam apartment asking-rate series records about ₹2,235 per sq ft in 2021. Its later observations, about ₹2,450 in part of 2023 and ₹3,780 in the first half of 2026, are both based on thin samples and do not establish a reliable direction for Narolgam. Ahmedabad’s corresponding city series moved from about ₹5,776 in 2021 to ₹6,785 in 2026, an increase of around 17.5%.¹ Buyers weighing Narolgam against another area should give more weight to comparable flats available now than to a claimed locality-wide growth rate.

Laxmi Courtyard, by Laxmi Group, is an under-construction 2 BHK apartment project with proposed possession in October 2029. It is registered with GujRERA as PR/GJ/AHMEDABAD/AHMEDABAD CITY/AUDA/MAA12435/121023. Its quarterly return for April–June 2026 recorded construction progress. Check the proposed date against the latest regulator filing and the builder’s agreement before committing.

Laxmi Eternia is another Laxmi Group development in Narolgam, offering 3 BHK apartments. Its project information gives RERA ID PR/GJ/MAA05780/230719, but does not specify a current construction stage. Do not assume an apartment there is ready to occupy on that basis. For either project, verify the relevant GujRERA entry and sanctioned plans, check the unit’s carpet area and, if it is represented as ready, confirm its occupancy documentation.

There is no clearly identified ready-stage Narolgam project among the named developments here. Buyers who need to move immediately should ask for a completed unit and its documents, rather than treat a proposed possession date as availability.

What to check on the ground

There is not a useful body of Narolgam-specific resident review comments on which to base a neighbourhood consensus. Recent reporting does, however, give residents and prospective buyers a concrete question to pursue. TV9 Gujarati reported waterlogging on the Narol–Naroda Highway and in parts of Narol during September 2026 rain. Gujarat Samachar reported that rain disrupted BRTS services that month, including a route curtailed at Narol. These reports concern particular events and routes, not every building in Narolgam, but they make a visit after rain and a drainage check worthwhile.

Walk the approach road as well as the compound. Ask residents how quickly water clears, whether heavy vehicles affect their street, how dependable water and power are, and what the commute is like at the hours you would travel. Tenants should also confirm maintenance charges, parking, deposit and notice terms before agreeing to a rent.

• Families looking for an apartment within a tighter purchase budget can compare layouts and nearby services, while checking school travel and building readiness.
• Working professionals whose jobs are around Narol, Vatva, Isanpur or Maninagar may find the location more convenient than someone commuting across Ahmedabad.
• Students should measure the trip to their own campus. NID and Gujarat University are within reach across the wider city, but neither should be treated as next door.
• Tenants should judge an available home on its current rent and route, not on the area’s historical rental rate.
