Baldota Elegant, by Baldota Group, is a contrasting example. It is registered under PRM/KA/RERA/1251/310/PR/171031/001588 and was recorded as 85% built on 22 September 2026. Karnataka RERA lists it among projects in default because its proposed completion date of October 2017 passed without completion or a further extension. Its two- and three-bedroom apartments are therefore at a very different stage of completion from Sidvin Grace.

The locality suits households connected to Dr Ambedkar Institute of Technology, Bangalore University and the surrounding western neighbourhoods. Students and university staff have the clearest locational advantage; families have schools, groceries, diagnostic centres and the lake park within a short radius. For working professionals, the fit depends on the workplace. The Outer Ring Road and access to the Purple Line help with travel across west Bengaluru, while a daily trip to Manyata or the airport starts from much farther away.

For tenants, the campus and local services are the main draw: living nearby cuts down on short daily trips. Renters working in north Bengaluru gain less from this address. Investors looking at land are entering a small, relatively expensive local asking market; Mallathahalli’s stronger appeal is the specific need to live in this university-side pocket, not a general promise of future price growth.
