About

Kusai Colony is on the Doranda side of Ranchi, along Doranda–Namkum Road. Kusai Chowk connects its residential lanes to Doranda’s shops and services, while the road south leads towards Namkum. The address works for people whose daily journeys centre on Doranda, Namkum or the airport side of the city. Its advantage is access to these established parts of Ranchi, rather than a wide choice of new housing developments.

Getting around and living nearby

Doranda provides much of Kusai Colony’s everyday infrastructure. Around central Doranda are Kendriya Vidyalaya, Nirmala College, Doranda Post Office and neighbourhood shops. Ranchi railway station is about 3 km from Doranda’s centre, and Birsa Munda Airport is about 4 km away. These are useful reference points for Kusai residents, although the distance from an individual home depends on its location within the colony. Mecon Stadium is also on the Doranda side, while the Heavy Engineering Corporation area lies farther towards Dhurwa.

Traffic is busy at the places residents use most. The Times of India reported in February 2026 that commercial activity around Kusai Chowk and Doranda Main Road had added to congestion and noise. Residents of the Doranda and Hinoo wards also raised concerns about poor inner lanes, water shortages and a lack of safe pedestrian crossings at peak hours. As a result, the lane and its route to the main road can make a significant difference between two homes with the same Kusai Colony address.

Water infrastructure is a more specific concern. The Times of India reported in September 2026 that a Kusai Colony resident avoided passing an ageing overhead tank during storms after pieces of concrete had fallen from it. The Daily Jagran reported in January 2026 that drinking-water pipes ran through open drains in Doranda’s Kusai Colony, among other Ranchi locations. These local civic problems affect day-to-day living, particularly for households choosing between buildings on different lanes.

Homes and asking prices

The current advertised mix in Kusai Colony is centred on apartments. Asking prices on PropertyWala put apartment rents at about ₹12 per sq ft across the period from the second quarter of 2022 to the third quarter of 2026. The Ranchi apartment-rent average is also about ₹12 per sq ft in 2026. The Kusai rental figure is based on a small sample, so the comparison is best read as a guide to the broad price bracket, rather than a precise distinction between the two markets.1

For renters, this means an apartment in an established Doranda-side neighbourhood, with schools, shops and transport connections nearby. The Kusai Colony rental search shows the advertised options as they change. The market is less useful for buyers looking to compare several local developments at once. Kusai Colony is a search for a particular address and neighbourhood, while Doranda and other nearby areas offer a wider comparison.

There is no meaningful multi-year movement in Kusai Colony apartment prices to describe. The locality’s sale-price observations date from 2019 and are based on a small sample. For a current buying benchmark, Ranchi’s apartment asking rate is about ₹4,982 per sq ft in 2026, while nearby Doranda asks about ₹4,828 per sq ft. These broader markets provide a current reference without treating an old Kusai figure as today’s going rate.1

The colony’s character and the choices around it

Kusai Colony has a distinct institutional-housing element. Dainik Jagran reported in April 2026 that the electricity department had 251 quarters in the Doranda colony and was preparing to act over the unauthorised occupation of roughly 100 of them. The report concerns departmental quarters, not the status of every private flat nearby. It does, however, show why Kusai is better understood as an established colony with an existing residential fabric than as a corridor defined by new launches.

For families, the draw is a home close to Doranda’s schools and daily services, although the condition of the approach lane and water arrangements carries particular weight. For working professionals, Kusai’s position between Doranda and Namkum is most useful when work is on that side of Ranchi or involves regular travel through the airport side. Renters looking for a flat can use Kusai as a tightly defined search area. Buyers who want to compare several apartment buildings, developers and construction stages have more options in the surrounding neighbourhoods.

Doranda is the closest broad comparison. It offers similar access to schools, shopping and the railway-station side of the city, along with a more varied advertised property mix. Hinoo is an alternative for those prioritising the airport-side neighbourhood. Kadru and Ashok Nagar extend the search to other established residential pockets. These are different addresses within Ranchi, not interchangeable substitutes for Kusai’s Doranda–Namkum location.

PropertyWala’s verdict

Kusai Colony suits renters and families looking for an established Doranda-side address, with regular journeys towards Doranda, Namkum or the airport. Buyers seeking a broad choice of projects, or households prioritising quiet lanes and dependable water infrastructure, have more reason to compare Doranda, Hinoo and nearby residential areas before settling on Kusai.

Nearly 100 of Kusai Colony’s 251 electricity department homes are illegally occupied, and officials plan to clear encroachments and allocate homes to eligible employees.

Key facts

Kusai Colony in Doranda, Ranchi, has 251 electricity department homes, of which about 100 are illegally occupied. Some former employees or their families have not vacated homes after transfers or deaths. The compound also has eight illegal cattle sheds, 18 shops and huts. Jharkhand Bijli Vitran Nigam Limited’s Ranchi Area Board has prepared a list of occupants and sent it to the general manager and headquarters. The eight listed cattle-shed operators are Ram Pravesh, Ramlal Yadav, Janki Rai, Virendra Kumar, Vikas Yadav, Sanjay Giri, Chunamani and Lattu Yadav. The homes are dilapidated after years without repairs; reports include roof collapses and leaks during rain, causing injuries. Occupants have made some repairs themselves.
