Kanniamman Koil Street in Iyyappanthangal, Chettiyar Agaram locality, has been in a deteriorated state for nearly five years following underground drainage installation. The road contains deep craters and uneven patches that worsen during monsoon when rainwater fills depressions. Two-wheeler riders face particular risk of losing balance navigating potholes. School children, senior citizens, and working women experience increased safety risks, especially during early mornings and evenings with inadequate street lighting. Ambulances and service vehicles struggle to reach interior settlements due to uneven surface, raising concerns about last-mile accessibility in dense suburban housing clusters. Underground drainage installation is now complete. Municipal officials indicate road resurfacing of Kanniamman Koil Street is expected to begin soon and will involve filling damaged sections and relaying the surface. Urban experts note delayed restoration after underground infrastructure projects is a common challenge across Indian cities, emphasizing need for coordinated planning between utility works and road maintenance.

At the busy junction of Mount Poonamallee Road and Oil Mill Road in Iyyappanthangal, conditions have deteriorated significantly. Commuters navigate dust, pollution, and uneven surfaces with potholes. Monsoon has worsened conditions, causing waterlogging, large puddles, slushy patches, and potholes. The stretch floods after every rainfall, forcing commuters through stagnant water with unsafe potholes underneath. Residents report poor conditions for several years. Metro construction has been ongoing for five years. Mount Poonamallee Road is a key arterial road connecting Porur, Ramapuram, and Poonamallee with western Chennai suburbs, housing IT corridors, commercial and residential spaces. Oil Mill Road connects nearby residential areas and merges at this junction, handling hundreds of vehicles hourly. Poor surface combined with stagnant water disrupts traffic and poses risk to two-wheelers and pedestrians. State Highways Department did not provide comment.

Roads in RR Nagar, Iyyappanthangal, including 6th Street, have been damaged for more than six months during Metro Water pipeline works. Residents said potholes fill with rainwater, making travel difficult for pedestrians, motorists, school students, elderly people and two-wheeler riders.

The pipeline will carry drinking water from Chembarambakkam Lake to Moulivakkam, Paraniputhur, Chinnakulathancheri and EVP Park Avenue. Four storage tanks are being built. Metro Water said 70% of the pipeline work in Iyyappanthangal was complete, with the remaining 30% in progress. Tanks at three locations are complete; work at EVP Park Avenue is scheduled to begin next week. The project is expected to take another 3–4 months, after which it will be handed over to the District Rural Development Agency (DRDA).

Tenant preferences: 59% prefer apartments in gated communities or complexes (up from 42% in 2020). Demand for fully furnished homes increased 49% since 2023; fully furnished homes attract 1.4 times more tenant demand than semi-furnished properties. Demand for unfurnished properties declining.

Property experts expect strong rental appreciation ahead in KK Nagar, Tambaram, Maduravoyal, Adyar, and Valasaravakkam.

The one-km Noombal-Velappanchavadi road in Thiruverkadu Municipality has been crumbling for nearly a year, with potholes and stagnant rainwater making it difficult for vehicles and emergency services. The pothole-ridden stretch connects Velappanchavadi and Noombal with Thundalam, Iyappanthangal, and Sri Ramachandra Medical College and Hospital in Porur. Approximately 15,000 vehicles, including trucks, use the road daily.

Residents report inability to access basic services: gas cylinder deliveries, school van pickups, autorickshaw rides, courier services, and food delivery. Some families have moved out. The road was further damaged after being dug for an incomplete storm-water drain project.

After three years of appeals, residents planned to fill potholes themselves by June 24 if the local body did not begin work. The project to re-lay the road carries an estimated cost of ₹1.12 crore. Thiruverkadu Municipality Commissioner N. Dakshinamoorthy stated temporary restoration would occur within two days, with full re-laying to begin by the second week of July based on Anna University's recommendations for durability.
