Infopark Kochi submitted a proposal to the Kerala government a few weeks ago to shift the proposed SilverLine semi-high-speed rail station from Phase 2 to Phase 3. Of the 45 acres originally identified in Phase 2 for the station and related infrastructure, 8.8 acres for associated commercial development—outside the alignment—were exempted and allotted to UST Global.

If the current alignment proceeds and the station moves, around 29 acres could be freed from the remaining 36-odd acres after reserving seven acres for the track and mandatory buffer. Phase 3 is under land pooling and planned as an integrated, AI-driven township; Kochi Metro and Water Metro extensions and an expressway have also been proposed there. More than 100 companies are awaiting land allocation.

The frozen land included 9.37 acres allocated to Muthoot Group. The government has assigned the company the only remaining six acres in Phase 2; its remaining 3.37 acres will be allotted when land becomes available. If SilverLine is dropped, Infopark would regain the entire 36 acres.

Infopark Phase III, planned as a township campus in Kunnathunadu constituency, faces delays because Kerala’s land-pooling rules lack clarity. The government plans to develop 300 acres through pooling; participating owners would receive 60% of their original land back after development, with land value expected to rise three to four times. The government appointed GCDA to pool land in Kizhakkambalam panchayat, where GCDA and Infopark identified private land. Kerala notified land-pooling rules in January, but GCDA says some provisions need amendment and procedures cannot proceed until changes are made. Infopark’s Phase I and II campuses are full, with more than 120 companies awaiting space. The park has 582 companies and over 70,000 employees. The government targets ₹12,000 crore in investment and more than 100,000 IT jobs from Phase III.

Infopark aims to ensure space is available for the next 15 years. The IT park has reached saturation, with 120 companies on its waitlist. One option is land held by sick state PSUs, including 35.5 acres owned by Traco Cable Co Ltd at Irumpanam; use would require departmental consent and confirmation the land is suitable.

A proposed integrated township on the Traco land could generate about 25,000 jobs in its first stage. It is separate from Phase III and could be Phase IV or an extension of Phase I or II; no name has been decided.

Phase III has not been approved by the state Electronics and IT Department and would require more than 300 acres. It is proposed to provide 2 crore sq ft, besides accommodation, retail and commercial space. The state government is considering the mixed-use project, which would involve ₹12,000 crore in investment and generate more than one lakh jobs.

Across 260 acres and two phases, Infopark houses 546 companies employing about 70,000 professionals.

On September 23, 2026, 44 kilometres of international-standard head-hardened rails arrived in Kochi for the 11-kilometre Kochi Metro second-phase line from Kaloor Stadium to Kakkanad Infopark. Jindal Steel Limited manufactured the rails at Raigarh, Chhattisgarh. KMRL representatives, general consultant Systra and inspection agency RITES supervised manufacturing and quality checks. Texmaco Rail Engineering will construct the track, and Prime Rail designed it. With track alignment designs and preparations complete, construction of the second corridor has entered a crucial stage, KMRL said.
