Telangana RERA ordered Krithika Infra Developers to refund two buyers a total of ₹46,44,998, with 10.75% annual interest from each payment date, within 30 days. The order concerns Sheshadri’s Silver Oak, an unregistered project at Survey No. 215, Boduppal Village, spread over 13,658 square yards.

Teega Rammohan Reddy booked Flat ES-511, measuring 1,452 sq. ft., in December 2020, paying ₹10 lakh towards a ₹39.20 lakh sale price. Vuyyala Nageswara Rao paid ₹36,44,998 by January 2023 for a 1,350 sq. ft. flat. The buyers said construction had not begun despite missed delivery timelines and approvals and RERA registration were absent.

RERA found the project exceeded the mandatory registration thresholds of 500 square metres or eight apartments. The builder did not appear despite notices; proceedings went ahead ex parte on July 18, 2025. Krithika Infra had been fined ₹9.96 lakh in 2024 in a similar case and declared a defaulter in October 2025. The firm, its directors, partners and associates are barred from launching, advertising or marketing projects in Telangana. Non-compliance with the refund order may trigger action under Section 63.

HYDRAA commissioner AV Ranganath inspected several Hyderabad areas on Wednesday after complaints of encroachments and layout violations.

• In Ranganath Nagar, Gopanpally, residents said real estate groups occupied their 184-acre, 850-plot layout, developed in 1985, during the Covid-19 pandemic. They alleged houses were demolished, roads and parks erased, and a temple affected. Plot owners said a High Court order based on Supreme Court directions required encroachments to be removed within four weeks, but no action followed; they also alleged bouncers intimidated them. Ranganath said both parties would be summoned for a hearing within 10 days.
• Complainants also alleged plots were being sold illegally on burial-ground land and that 60 acres allotted to the Housing Board lacked fencing.
• In Aravind Colony, Chengicherla, residents accused a former MLA of claiming their decades-old 444-plot layout beside Endowments Department land as temple property and blocking registrations.
• In Boduppal’s Vikas Welfare Colony, residents alleged a political figure sought to take 35 of the layout’s 70 plots, removing roads and park spaces.
• At OU Colony, Shaikpet, Ranganath investigated alleged illegal road construction and asked plot owners to submit documents for verification.

• HYDRAA removed temporary sheds and huts from Ramanthapur Lake’s full tank level and buffer zone, and fenced 4,400 sq. yds of public utility land in Jayaprada Colony, Chengicherla, in Boduppal.
• The lake’s full tank level covers 30 acres; a further 16 acres had been encroached upon, including 12 acres with permanent structures and four acres with temporary sheds and huts. HYDRAA left permanent structures untouched and recommended double-bedroom houses for hut residents.
• Officials removed an under-construction G+2 commercial building on 1,900 sq. yds and an auto garage on 280 sq. yds. HYDRAA plans to restore and develop 18 acres of the lake.
• The fenced public land is allocated to a park (1,200 sq. yds), shopping complex (1,200), temple (400), school and library (800), and water tank (800). The shopping-complex parcel had been converted into housing plots, with two houses built on it. Jayaprada Colony residents complained to HYRAA.

Residents of Pragathi Nagar flagged flaws in construction of stormwater drains along the six-lane Miyapur–Gandi Maisamma road. Two 1,200-mm stormwater drains being laid on either side of the road are being connected to existing 200-mm pipelines in Pragathi Nagar. The disparity in capacity could lead to severe flooding during heavy rains. Residents urged authorities to redesign the drainage system and ensure better coordination among departments so stormwater drains discharge into lakes and main channels without bottlenecks. Concerns were raised at HYDRAA Prajavani on Monday. Commissioner A.V. Ranganath reviewed the petitions and directed officials to take necessary action. Residents stressed the need to keep stormwater drains separate from sewage lines and channel rainwater directly into lakes to prevent inundation in residential colonies. Other complaints included: Telephone Colony in Boduppal reported attempts to encroach upon a 1,166-square-yard park; Secretariat Colony in Neknampur sought layout boundary demarcation and protection of a 500-square-yard abandoned water tank site; Pothaipally village sought protection of 5.18-acre Majid Kunta lake from blockages and encroachments; Marripalli village complained of encroachments within 35.05-acre Full Tank Level area of a lake; Dwarakanagar reported industrial chemical effluents entering Boduppal Kunta; Nava Yamuna Nagar Colony in Shaikpet complained of road encroachments; Indira Nagar Colony in Alwal reported illegal walls blocking drainage and hampering ambulance movement. HYDRAA Prajavani received 47 complaints relating to flood risks, encroachments and pollution of water bodies.

Traffic diversions from the ongoing Uppal–Narapally elevated corridor works are spilling into colony roads and residential lanes around Uppal X roads and surrounding areas.

Commute times have increased substantially: a journey from Uppal to Boduppal that took five minutes now takes 15 minutes. A commuter from Ramanthapur to Turkayamjal reported heavy traffic at 6 a.m., taking over 10 minutes to cross a stretch normally taking four or five minutes.

Three-way diversion system in operation: Survey of India road towards Beerappagadda lane carries 50–60% of diverted traffic; Uppal Bhagayath and Nalla Cheruvu road is another route; Habsiguda–Nacharam–NFC corridor is being used by navigation app users.

Worst-affected stretches: Raghavendra Colony Road, Laxma Reddy Colony Road, old Sub-Registrar office lane, and Beerappagadda road, with congestion extending into late evenings.

Business impact: Walk-in customers have dropped noticeably. A mobile phone store on Boduppal Main Road reported customers avoiding the stretch, with journey times from Boduppal to Uppal increasing from five minutes to 15 minutes.

Parking issues: Residents parking hurriedly along roadsides to save time before catching the Metro, choking narrow bylanes. Evening hours see additional 10–15 minutes of traffic delays.

Traffic Inspector G. Nagaraju stated the authorised diversion adds approximately 0.5 km and 2–3 minutes of travel time, but some commuters are driving in opposite direction attempting to save time, causing temporary choke points.
