New circle rates for Ghaziabad 2025-2026 finalised after district administration reviews ~50 public objections received by September 30.

Proposed increases by location:

• Wave City: ₹74,000 to ₹93,000 per sq m
• Siddharth Vihar: ₹52,000 to ₹68,000 per sq m
• Crossings Republik: ₹1.13 lakh per sq m
• Indirapuram land: ₹85,000 to ₹98,000 per sq m
• Vasundhara: ₹72,000 to ₹83,000 per sq m

Apartments in multi-storied buildings: 10-40% increase depending on location. Average increases: residential 15-20%, commercial 20%, agricultural land 10-15%.

Rates assessed by eight sub-registrars surveying existing and market rates. Intent is to align circle rates with prevailing market rates. Objections from Modinagar and behind Wave City requested rate reductions; city areas requested increases. Farmers of villages (Mathurapur, Shamsher, Champat Nagar, Bhaneda Khurd, Nagla Firoz Mohanpur, Bhovapur, Shahpur Nij Morta, Morta) whose land may be acquired for GDA's proposed Harnandipuram Township (521 hectares) demanded rate hikes. August 8 directive: registration department not to hike agricultural land rates in villages. Finalisation expected within 2-3 days.

SKA Divine is a residential project by SKA Group in Wave City, Ghaziabad, along the Delhi-Meerut Expressway. The development spans approximately 5 acres with 3 towers (Alpha, Beta, Gamma) rising to 27 storeys, containing 536 units. It offers 3BHK, 3BHK + Servant, and 4BHK + Servant luxury apartments with 12-foot floor-to-floor heights (3.65 meters). Amenities include an infinity-edge swimming pool, all-weather indoor pool, fully equipped gym, spa, indoor sports arena with badminton and squash courts, walking tracks, community zones, and green open spaces. All residences are air-conditioned with balconies. The SKA Social Club features a 23-foot double-height ceiling (7 meters). Located on Delhi-Meerut Expressway with connectivity to Delhi, Noida, Ghaziabad, Akshardham, and upcoming Noida International Airport. NCR residential property market averaged Rs. 8,300 per sq. ft. in Q1 2025, up 81% from Rs. 4,580 per sq. ft. in 2020.

County Group, an NCR-based developer, purchased 13.3 acres in Wave City NH24, Ghaziabad for approximately ₹400 crore. The company plans to construct 1,000 residential units in four different configurations totaling 3 million square feet. Wave City NH24 is a 4,200-acre smart city project alongside NH-24. The site benefits from the operational Hindon Airport and the forthcoming Jewar International Airport, expected to accommodate millions of passengers yearly. County Group completed over 4 million sq ft across three residential projects in 2024: Coco County (12.21 lakh sq ft in Sector 10, Greater Noida West), Ivy County (14.74 lakh sq ft in Sector 75, Noida), and County 107 (14.78 lakh sq ft in Sector 107, Noida). Wave Group has sold land to approximately six developers planning to collectively develop roughly 15 million square feet.

Max Estates said in a September 23 regulatory filing that it plans to enter Ghaziabad through a joint development agreement for 9.76 acres in Indirapuram. The project has 1.5 million sq ft of development potential and an estimated gross development value of ₹2,500–3,000 crore.

Prestige Estates Projects acquired 62.5 acres in Indirapuram Extension in March 2024 for more than ₹450 crore, with plans for 10 million sq ft of residential space. Gaurs Group has also announced projects in the city.

Gulshan Group and Ourika Estates plan to invest ₹750 crore in their first phase across land parcels in Ghaziabad and Lucknow. The Ghaziabad parcel is about 8,750 sq m in Madhuban Bapudham. Gulshan Empire, in Sector 1, Wave City, spans 5.5 acres, involves about ₹1,000 crore investment and has 500 apartments across six towers. First-phase 3-BHK homes start at ₹2.20 crore and 4-BHK homes at ₹3 crore; expected sales exceed ₹1,200 crore.

Cosmos Corner in Siddharth Vihar is a ₹1,200-crore, 5.6-acre project with about 831 units across 40 floors, starting at ₹1.5 crore. Cosmos REIT acquired it for ₹336 crore through a Uttar Pradesh Awas Vikas Parishad auction. Expressway, RRTS and Metro connectivity and end-user demand are supporting the premium housing shift.

Gulshan Group will invest about ₹1,000 crore in Gulshan Empire, a 5.5-acre residential project in Phase I, Sector 1 of Wave City. The single-phase development will have 500 units across six 31-storey towers and is expected to generate sales of over ₹1,200 crore. The land was acquired last year for about ₹175 crore. Completion is scheduled under the RERA timeline of 2031.

The first sales phase comprises about nine lakh sq ft; around 200 apartments, or 40% of inventory, have been sold. Launch prices are about ₹10,500 per sq ft super built-up, compared with a pre-launch price of ₹9,500.

• 3 BHK with helper room: from ₹2.20 crore; 1,142 sq ft carpet and 2,075 sq ft super built-up.
• 4 BHK with helper room: from ₹3 crore; 1,583 sq ft carpet and 2,750 sq ft super built-up.

Gulshan Group has taken a ₹125 crore construction loan from Tata; funding will also come from internal accruals and customer sales. It plans a 3.5-acre Sector 22-D Yamuna Expressway project, with land acquired for ₹60–75 crore, and is pursuing a joint development agreement for 3.5 acres in Sector 150, Noida; the land was acquired for about ₹50 crore.
