Sri M Vishveshwarayaa (SMVL) layout is well planned BDA layout. Located in between outer ring road and Nice road. Close to Jhnabharathy layout and Bangalore University . Good place to settle down as all amenities like kept in order. All blocks of the layout are cleared and almost developed. Kengeri Satelite town is very near. Doddabasti bus stand in 4th block, every 3-5 miunutes buses are available for Majestic, City Market, shivai nagar, and almost every where in and around Bangalore. However no IT cos and and business oriented town ships are not there but awaited .

Vishveshwarayya Layout is a layout developed by Bangalore Development Authority way back in 2002. Layout is extremely well planned with wide roads, plenty greenery and water connection. Bright street lights and calm surroundings are the highlight of the locality. It is also close to Bangalore university, Mysore highway and kengeri train station. Colleges, schools, Hospitals, Malls, Banks & shopping centers are all close-by.

Bengaluru BDA Sites Lose Affordability Amid Rising Costs and Legal Disputes

Bengaluru’s BDA layouts have become costlier and increasingly affected by land-acquisition litigation, weakening their former appeal of affordability, infrastructure and secure titles.

The City Improvement Trust Board and Bangalore Development Authority have developed close to 70 Bengaluru layouts, including Jayanagar, Indiranagar, Rajajinagar, RT Nagar, Banashankari, Koramangala and JP Nagar. House-building cooperative societies offered more affordable sites from the 1980s, while the IT and real-estate boom pushed land prices higher.

In the early 2000s, a 30×40-foot BDA site cost ₹3 lakh; prices rose to ₹24–26 lakh in Nadaprabhu Kempegowda Layout and around ₹60 lakh in Dr. K. Shivaram Karanth Layout. Rising land costs made acquisition difficult while keeping sites affordable. Owners resisted acquisition, sought denotification or litigated.

Visveswaraiah, Arkavathi, Nadaprabhu Kempegowda and Dr. K. Shivaram Karanth layouts have faced denotification and litigation. In 2014, a court set six criteria for denotifying land in Arkavathi Layout; a redo scheme dropped 868 acres, prompting corruption allegations. The Supreme Court formed a committee over Shivaram Karanth Layout. Litigation has also affected allotted sites. Nearly half of 214 sites developed across 56 acres in one Visveswaraiah Layout block faced litigation. A Forest Department dispute over alleged encroachment in Banashankari 6th Stage remains ongoing; some HSR and ST Bed Layout sectors built on former lake land have flooded.

The 2013 land-acquisition law intensified compensation disputes with the BDA under its 1976 Act. BDA’s 60:40 formula gives land losers 40% of compensation in cash and 60% as developed land; it has found takers in Nadaprabhu Kempegowda Layout.
