Residents of Ulwe woke to aircraft noise as the first flight took off from Navi Mumbai International Airport (NMIA) on 25 December. Ulwe is the nearest node to the newly inaugurated airport and one of the fastest-growing areas of Navi Mumbai.

While some residents welcomed the development, others expressed concern over noise, rising rents, and property prices. Over five years, the node has seen several mega infrastructure projects triggering real estate value increases.

Rail and road connectivity attracted residents: partial Nerul/Belapur–Uran railway line operations began in 2018, the Mumbai Trans Harbour Link (Atal Setu) became operational, and the full Nerul/Belapur–Uran line was commissioned. Many tenants fear sharp rent increases and a tightening housing market. A Sector 17 resident decided to purchase a home due to anticipated price rises, but surging prices made deals difficult.

CIDCO constructed over 5,000 homes under Pradhan Mantri Awas Yojana at prices comparable to private developers. Current pricing: one-bedroom in G+7 building ₹55 lakh (resale ₹48-50 lakh); G+13 tower one-bedroom ₹65 lakh; two to three-bedroom premium units ₹1.5-2 crore. Emerging nodes like Pushpak Nagar offer one-bedroom homes ₹45-50 lakh. Developer Manohar Shroff said prices will likely rise further, though most builders have already factored in the airport project.

The Ulwe Coastal Road project has achieved 60% physical progress as of November 2025, marking steady advancement toward timely completion. The project will boost Navi Mumbai's connectivity with key regional corridors.

The Ulwe Coastal Road, a 5.8-km infrastructure link designed entirely on stilts, will connect the Mumbai Trans Harbour Link (MTHL) interchange at Shivajinagar, Ulwe, to the junction of Aamra Marg (NH 348A). An elevated 1.2-km Airport Link Road (ROB) will fly over the Nerul–Uran suburban railway line and Aamra Marg, landing directly within the airport premises. The project is executed by M/s J. Kumar–J. M. Mhatre (JV) for CIDCO.

Completion expected: August 2026.

Travel benefits: uninterrupted, signal-free access from MTHL to NMIA terminal in 10 minutes; direct access to Western Main Access Road leading to departure, arrival, and parking areas. Without this route, commuters would detour via Chirle interchange and Gavaan Phata, adding 15 minutes and exposing passengers to heavy truck traffic.

Navi Mumbai International Airport designed to handle 90 million passengers and 2.5 million tonnes of cargo annually; expected to commence commercial operations in December 2024.

Navi Mumbai's real estate market has evolved since the 1970s into a thriving property market with planned infrastructure and affordable living, but has not matched Mumbai's scale or pricing momentum. The inauguration of Navi Mumbai International Airport's first phase in Ulwe is expected to reshape property values across the region.

Land prices have surged in recent years. Panvel's average plotted land rates rose 93% between 2020-21 and 2024-25 to ₹80,000-85,000 per square yard. Other parts of Navi Mumbai saw plot prices at ₹1,10,000-1,30,000 per square yard, growing 58% over the same period. Areas such as Ulwe, Panvel, Taloja, and Kharghar have seen significant increases.

Many leading builders have acquired large land parcels or developed township projects. Bengaluru-based Prestige Group and Adani Realty (planning a 1,000-acre township) are scouting for land in the region. Navi Mumbai has historically been dominated by regional developers.

A proposed aerocity spanning 667 acres adjacent to the airport will feature residential, commercial and office development. The City and Industrial Development Corporation (CIDCO) has yet to finalize the master plan; a consultant will soon be appointed.

Navi Mumbai's office market remains small compared to Mumbai but has cost advantages. Beyond residential and office, the region has emerged as a significant data centre hub. Lumina CloudInfra (Blackstone Group) has two sites with 180MW underway. CapitaLand Investment launched its first data centre in August. Navi Mumbai is also developing as a logistics and industrial real estate centre; international players like Ascendas Firstspace have logistics parks in Panvel.

Ulwe, Uran, Palaspe, Dronagiri and Pushpak Nagar around Atal Setu, Navi Mumbai International Airport (NMIA) and Jawaharlal Nehru Port have transformed from sleepy villages into active real estate markets since Atal Setu opened January 2024.

Travel time from Ulwe to south Mumbai reduced from 2 hours to 30 minutes via Atal Setu. Property prices in the five areas increased 8-10% post-opening, surpassing ₹1 crore.

NMIA expected operational by March 2025. Suburban railway network connecting CSMT with Ulwe-Dronagiri completed. State government plans 'Third Mumbai' at Ulwe end of Atal Setu.

Ulwe's first major project: Unnati (CIDCO affordable housing, Sector 19A) - 42 buildings, 1,344 tenements, construction begun 2008. Originally 330-452sqft units priced ₹4.5-₹8.5 lakh; resale now ₹42-45 lakh for smallest unit.

Price history: 2013-2015, 1BHK flats ₹4,000-4,800 per sqft (total ₹20-22 lakh); resale market now ₹45-50 lakh.

Nearby township projects (Hiranandani Fortune City, Wadhwa Wise City, Godrej City) marketed as Panvel locations, selling ₹1 crore+. Current market: homes 600-1,000sqft carpet area priced ₹1 crore+.

Market described as investor-driven. Many investors expected to sell after airport becomes operational.
