Nimbus Projects Ltd, appointed co-developer of the 10-acre Sunworld Arista in Noida’s Sector 168, has committed over ₹1,000 crore to complete the stalled project. It has paid ₹80 crore in pending Noida Authority dues and says it will deliver the remaining apartments within three years. About 400 buyers received occupancy certificates in 2019 but could not register their flats because of unpaid dues. Nimbus will pay ₹170 crore owed by original developer Sunworld Residency Pvt Ltd, clear land-cost dues, repay bank loans and complete infrastructure. The project was allotted in 2010–11, with delivery originally promised in 2014; Nimbus was appointed in September 2024 under Uttar Pradesh’s stalled-projects relief scheme.
The policy allows a co-developer to take control and complete a distressed project. Paying 25% of pending land dues regularises it; remaining dues can be staggered. RERA can recognise the co-developer as promoter through a tripartite agreement, enabling building-plan revalidation, extensions and bank financing. Nimbus has launched Phase 2, with 342 apartments priced at ₹4–8 crore, or ₹16,000–₹18,000 per sq ft.

The stalled project has left 400 homebuyers waiting for registrations despite receiving occupancy certificates in 2019. Nimbus has deposited ₹80 crore and committed to pay ₹170 crore owed by original developer Sunworld Residency Pvt Ltd to the Noida Authority. It will complete pending infrastructure, including fire-safety systems, the sewage treatment plant, elevators and shared facilities, investing ₹20–25 crore.
The project spans 10 acres allotted in 2010–11; homes were due in 2014. Nimbus joined as co-developer in 2024 under Uttar Pradesh’s stalled-project policy; approval came in September and the Noida Authority board ratified it in October.
The second phase, Arista Luxe, will have 342 apartments across towers 5, 7, 8 and 9, a clubhouse and landscaped areas. The ₹1,100-crore project has RERA registration and approvals, and is scheduled for completion by 2029.
