About
Srirangapatna is a historic town in Mandya district, on an island in the Cauvery and close to Mysuru. For property seekers, its appeal lies in offering a smaller-town base with road and rail access to Mysuru, rather than a large market of flats and managed apartment developments. The main property choice here is residential land, so buying a plot and finding a home to rent require different searches.
Location, connections and everyday needs
The Bengaluru-Mysuru road corridor puts Srirangapatna within reach of both cities, although it is much closer to Mysuru. Karnataka Tourism describes the town as accessible by road from Bengaluru and Mysuru. Shrirangapattana railway station is about 1 km from the town centre. Check the current timetable against the journeys you expect to make rather than assuming every Mysuru or Bengaluru service stops there. Pandavapura Bus Station is about 12 km away, and Mysore Mandakalli Airport is about 31 km away. There is no local metro connection.
BGS Balajagath Higher Primary School and Government Hospital Srirangapatna are each roughly 1 km or less from the centre. Mysore Royal Institute of Technology is about 6 km away, while the University of Mysore is about 20 km away. These are approximate distances from the town centre, not travel times from a particular plot. They make the location worth considering for households connected to Mysuru, but the last stretch of a daily commute should be tested at the time it matters.
The Sri Ranganatha Swamy Temple is about 1 km from the centre, and Daria Daulat Bagh is about 2 km away. Karnataka Tourism highlights both as part of the town’s heritage setting. This gives Srirangapatna a distinct character, but also makes a plot’s exact location important: an address near the river or a protected site needs more scrutiny than a general description of the town can provide. BRBNMPL is roughly 12 km away. Buyers or tenants working in Mysuru should assess their specific workplace separately rather than treat the whole city as one commute.
Property choice and asking prices
Asking prices on PropertyWala put residential land in Srirangapatna at about ₹1,509 per sq ft, against about ₹1,845 per sq ft for Mandya in the locality comparison, making Srirangapatna roughly 18% cheaper on that measure. The Srirangapatna rate covers listings dated from the fourth quarter of 2018 to the fourth quarter of 2025, rather than a single recent quarter.1 The visible local mix is residential land, not a cross-section of flats, houses and rentals. Buyers can browse residential land for sale in Srirangapatna and compare the wider Mandya market.
The plots currently on offer in the local search are priced at about ₹45.6 lakh to ₹57 lakh. Treat this as a guide to the advertised budget for this particular choice, not as a price range for every plot in the town. Prospective buyers should compare each plot’s location, usable area, road access, utilities and documents before comparing its price per sq ft. Anyone seeking a ready-to-occupy home or a tenancy will need to widen the search beyond the plot-led choice visible here, particularly towards Mysuru if a broader selection is essential.
How prices have moved
The year-by-year residential-land record for Srirangapatna contains observations in 2021 and 2025, but both are thin, part-year samples. They do not establish a reliable direction of change. The comparable Mandya history is also too thin to support a year-by-year reading. For buyers, a plot-specific comparison today is more useful than treating the gap between those two recorded years as market growth. Check several current alternatives before deciding what a particular survey number is worth.
Projects and checks before buying
Chinmayi Mandarthi Enclave is a residential-land project at K. Shettihalli village. Its description calls it a proposed layout; the available project information does not establish whether it is completed or under construction, or provide a confirmed possession date. There is no verified ready or under-construction project example to compare with it in Srirangapatna. Nor is a RERA registration number established for this layout here. Buyers should request the registration number or the basis for any claimed exemption, then verify the project’s status directly with Karnataka RERA before paying a booking amount. A claimed approval, khata or layout description is no substitute for that check.
Title checks are especially important for land. Ask a local property lawyer to examine the survey number and ownership chain, encumbrances, land-use conversion where applicable, approved layout plan, access road and khata records. For a riverside parcel, establish the applicable flood and no-construction boundaries on the ground. The New Indian Express reported in October 2025 that authorities had removed structures extending into the Cauvery buffer zone at a Srirangapatna resort. Hindustan Times reported in January 2025 on protests over disputed land-record claims affecting parts of the area, including K. Shettahalli. The reported claims called for investigation, not assumptions about the title of any particular plot. Both reports reinforce the need for parcel-specific verification.
Living here and where else to look
Srirangapatna’s practical strengths include its station, nearby basic services, heritage landmarks and access towards Mysuru. Its limitations for property seekers are the narrow local property mix and the need to establish how convenient a particular village or plot is for daily travel. There is no resident-review pattern available here to support a claim that neighbours consistently praise or complain about any one aspect of living in the town. Visit at different times, including during a weekday commute and after rain, and speak to people on the road where you intend to live.
Families who want to build may find the plot choice relevant, provided school, healthcare and utility access work at the exact address. Students and working professionals with regular commitments in Mysuru should weigh travel frequency against living closer to their college or workplace. Tenants looking for a flat or house should search for the home they need rather than assume the local land choice reflects rental availability. Investors should apply the same title, approval and access checks as owner-occupiers, without relying on an expected price rise.
- Shettihalli is worth examining for plots because the named layout is there. Pandavapura is another direction to consider if its bus connections suit your routine. For a wider range of homes and services, compare Mysuru; for a district-headquarters setting, start with Mandya. In each case, compare an actual address and journey, not just the locality name.
PropertyWala's take
Srirangapatna is best suited to buyers seeking residential land near a historic town with access to Mysuru. Its asking rate is below the Mandya comparison, but the thin price history gives no sound basis for calling it a rising or falling market. Renters, or anyone needing a ready home in a particular configuration, should start with the home and commute they require. Plot buyers should make verified title, permissions and river-related boundaries the deciding checks.

Authorities Clear Cauvery Buffer-Zone Encroachments at Srirangapatna Resort
The New Indian Express · · Regulatory
Authorities removed a resort’s structures from the Cauvery buffer zone at Srirangapatna, while a survey identified encroachments on Muzrai land in two temple towns.
Key facts
Authorities cleared structures extending into the Cauvery no-construction buffer zone at a riverside resort in Srirangapatna, Mandya district. The encroachment from the river’s high-flood level allegedly altered its natural course. Upa Lokayukta Justice B Veerappa’s intervention exposed violations by hotels, resorts, bars and a religious institution along the Cauvery buffer zone in Srirangapatna taluk. The Srirangapatna tahsildar, revenue officials and CNNL identified illegal establishments and set buffer limits. A tahsildar-led team acted after registering a suo-motu case; Mandya Deputy Commissioner Kumar said further drives would remove encroachments along the riverbank.
Separately, a Land Records Department survey identified 40 people, including a Kerala businessman, as alleged encroachers on 50 acres of Muzrai land in Bhagamandala and Talacauvery; another 18 acres remain to be surveyed. A 2013 survey had identified 71 encroachments after a task force was formed in 2012, but its report went missing. Deputy Commissioner Venkat Raja said action would follow the findings.
Srirangapatna Bandh Protests Alleged Waqf Land Record Transfers
Hindustan Times · · Regulatory
A bandh in Srirangapatna shut businesses and schools as farmers protested alleged land record transfers involving more than 70 properties listed as Waqf holdings.
Key facts
Srirangapatna observed a bandh on January 20, 2025, called by organisations and the farmers’ welfare committee to protest alleged transfers of land to the Karnataka Waqf Board. Businesses, small factories and schools closed in Srirangapatna, Kiranaguru and K Shettahalli; milk centres and Jan Aushadhi stores remained open. Protesters blocked traffic at Kuvempu Circle on the Bengaluru–Mysuru highway.
Senior advocate Jayaswami alleged that land records had been changed to list more than 70 properties—including ancient monuments, heritage sites, government schools, archaeological properties and farmers’ land—as Waqf properties. They included Tipu Armoury, the Sri Chamarajendra Memorial Government Museum and the Department of Archaeology, Museums and Heritage building in Srirangapatna. He said farmers in Kiranaguru, K Shettahalli, Babarayanakoppalu and Darasakuppe could not obtain loans because their land was no longer recognised as theirs.
Sub-divisional magistrate M Srinivas said ownership claims would be investigated and farmers’ interests safeguarded. Police increased security around Jamia Mosque.
