Mandya, Karnataka Real Estate

Mandya is a sugar and food-processing town in the Cauvery belt. It is the district headquarters, roughly midway between Bengaluru and Mysuru on the same road corridor. For homebuyers and tenants, it is a small regional market. Most of the available data is for residential land, so this guide is most useful for plot buyers and people looking for a base on the Bengaluru-Mysuru corridor.

The economy and jobs

Mandya's economy is based on agriculture and food processing. Karnataka's investment promotion material describes the district as a food-processing and sugar zone, home to some of the state's oldest sugar factories. Sugar, rice and oil mills, along with dairy units, make up much of the local industry. A Times of India report from June 2026 described small rural units at Pandavapura, in the same district, running entirely on solar power. They included a garment unit set up to employ rural women and an organic jaggery factory.

Demand for homes in Mandya therefore comes mainly from three groups:

  • Farm-linked and trading families.
  • Government and district-administration staff.
  • Households that work in Mysuru, which has a larger job market, and want cheaper land or a quieter base.

Office demand is limited, and the district town itself is the main business address. Nearby, the currency-note printing press near Mysuru is about 12 km from Srirangapatna by road. Mysuru's hospitals, colleges and hotels are within about 20 km of it. These provide a link to employment in Mysuru for people in the southern part of the district.

The main residential zones

Mandya town is the district headquarters and the established market. Most day-to-day demand, from local families and administrative staff, is concentrated here. It is the natural choice for renters who need schools, hospitals, bus and rail access, and markets nearby.

Srirangapatna is at the Mysuru end of the district. It is a heritage island town, with the Sri Ranganatha Swamy Temple and Daria Daulat Bagh both within about 2 km of its centre. Nearby places listed for the town include:

  • Government Hospital Srirangapatna, about 1 km away.
  • Mysore Royal Institute of Technology, about 6 km away.
  • JSS Medical College, about 13 km away.
  • University of Mysore, about 20 km away.
  • Mysore Mandakalli Airport, about 31 km away.

It suits buyers who want access to Mysuru while living in small-town surroundings. It is also popular for weekend and retirement plots.

Between the two is the stretch of Mysuru-Mandya road that passes through Pandavapura and the towns along the expressway. Reports from the area suggest that the case for buying along this corridor depends on how close a plot is to a town's own economy and services, not just its proximity to a highway.

What is on offer and what it asks

Listings in Mandya are almost entirely for residential land. Asking prices on PropertyWala put residential land in Mandya at about ₹2,507 per sq ft (2023 Q3 to 2025 Q4), up 7.5% on the year before.1 In Srirangapatna, residential land averaged about ₹1,509 per sq ft (2018 Q4 to 2025 Q4), the lower of the two figures.1 The Srirangapatna figure is an average over a long period and a small set of plots. The mix of plots on offer changed considerably from year to year, so the figure is not a guide to annual price changes.

Apartment asking rates in Mandya are based on a very small sample, too small to indicate a trend. Anyone looking for a flat should expect to compare a handful of options on the ground. Do not rely on a city average.

How rates have moved

The record for Mandya as a whole is thin. The only yearly change worth quoting is the 7.5% rise in land asking rates over the period above. A yearly change based on a few plots does not make a market trend. For Srirangapatna, no yearly change can be read from the record. Compare any plot with the asking rates of neighbouring plots on the same road, and ask for recent registered sale deeds.

Projects

Chinmayi Mandarthi Enclave is a residential land project in Srirangapatna. It has no live listings at the moment, so there are no unit or price details to quote. If you want plots there, share your requirement and a broker can contact the developer. Beyond plotted layouts, the city has few branded apartment projects to compare. Most apartments you will see are in small resale or local-builder buildings.

Infrastructure under way

  • Bengaluru-Mysuru Expressway (NH-275). This is the biggest change for the city. Mandya lies on its route, and local reports describe flyovers and underpasses near the town. Road safety remains a concern: The Times of India and NDTV reported in September 2026 that a car had left the flyover near Ummadahalli Gate in Mandya in a fatal accident. This is a reason to check access and junctions before buying a plot next to the expressway.
  • Mysuru-Mandya road. Deccan Herald reported in September 2026 that illegal constructions along this road were causing heavy congestion. A local leader asked the Town Panchayat, the PWD, the Zilla Panchayat and the police to clear them. Congestion on the old road affects daily commutes towards Mysuru.
  • Rail. Mandya is a stop on the Bengaluru-Mysuru line. The Times of India reported on 1 October 2026 that South Western Railway would run weekly Mysuru-Rameswaram festival specials from 5 October to 30 November, stopping at Mandya. This is a temporary service. It confirms that the station is on the through route, but it is not new infrastructure.

Land records and legal checks

News coverage of Mandya focuses more on land-record problems than new projects, and buyers should take these reports seriously.

  • The New Indian Express reported in November 2025 that the Upa Lokayukta had ordered action over 1,281 missing e-Khata files at a grama panchayat in Mandya taluk. Many of the files that were traced were found to be unlawful.
  • The same paper reported in January 2026 that officials in Mandya and Mysuru districts were suspended after an inquiry into alleged illegal transfers of about 320 acres of government land at Nagamangala.
  • In October 2025, it reported that authorities cleared structures from the Cauvery no-construction buffer zone at a riverside resort in Srirangapatna. The Mandya Deputy Commissioner said further drives would remove encroachments along the riverbank.

For buyers, these reports point to three checks:

  1. Verify the khata and the land conversion.
  2. Confirm that the layout has plan sanction.
  3. Keep clear of riverbank and buffer-zone land.

Who Mandya suits

  • Plot buyers on a modest budget. Land asking rates are well below those in big metros. Srirangapatna is at the lower end, and Mandya town at the higher end. Check the title and conversion first.
  • Mysuru commuters and weekend-home buyers. Srirangapatna is closest to Mysuru's jobs, hospitals and colleges.
  • Local families and government staff. Mandya town has the services and established neighbourhoods that suit them.
  • Renters. The town centre is the practical choice, near the bus and rail stations and the markets. Expect a small market with limited choice.
  • Those seeking branded apartments or large office space. Mysuru is the better fit today.
