DTC has submitted the layout plan for Shadipur staff housing society redevelopment to Delhi Urban Art Commission (DUAC), reviving a project stalled over two years due to bureaucratic delays.

The redevelopment is part of DTC's land monetisation initiative, alongside a similar project in Hari Nagar.

Delay was caused by non-formation of Municipal Corporation of Delhi's (MCD) standing committee, which holds financial powers and approves layout plans. The committee was not constituted for over 30 months.

Project details:

• Five high-rise residential towers on 6.898 acres
• 427 flats total plus 228 EWS (Economically Weaker Sections) flats, totaling 655 units
• Unit breakdown: 208 2BHK, 144 3BHK, 75 4BHK units
• Tower 1: 4BHK units, ground plus 30 floors
• Towers 2-5: ground plus 29 floors, 2BHK and 3BHK mix
• Two basements per tower for parking, separate parking block
• School building, clubhouse, commercial and retail spaces included
• Total estimated cost: ₹446.28 crore

Allocation: Most flats available for public sale; some reserved for DTC staff. Exact ratio, pricing and allotment method (auction, draw of lots, first-come-first-serve) not finalised. Pricing will match competitive real estate trends in the area.

Construction: NBCC Limited as contractor, responsible for marketing, construction and maintenance for two years post-completion, then handed to DTC. Profit portion to fund future society maintenance. Construction timeline: two years from contractor finalisation.

Background: Plan finalised five years ago; tenders floated last year but paused due to missing clearances. Part of 2020 MoU between Delhi government and NBCC for four projects: Shadipur redevelopment, Hari Nagar colony redevelopment, and multi-level bus depots in Hari Nagar and Vasant Vihar.

Bids have been invited to initiate structural repairs of Shadipur and Raja Garden flyovers. The Shadipur flyover was built in 1971.
