Sabarkantha, Gujarat Real Estate

Sabarkantha is a district in north Gujarat, not a metro. Himmatnagar, the district headquarters on the Hathmati river, is its main town. The market is small, local and driven by end-users. Prantij, Talod, Khedbrahma, Vadali and Vijaynagar are smaller towns surrounded by farming country towards the Rajasthan border. Himmatnagar is the district's only urban area with a substantial property market.

The economy and jobs

The district's economy rests on three things:

  • Ceramics and tiles. Himmatnagar and Prantij are known for tile and sanitaryware manufacturing. Units are located along the Himmatnagar highway belt and around Prantij. The Ministry of MSME's district industrial profile names Asian Granito India, among others, in the district.
  • Dairy. Sabar Dairy (the Sabarkantha District Co-operative Milk Producers Union) is based at Boriya near Himmatnagar. The same profile lists Gujarat Ambuja Proteins at Dalpur, Prantij. Vadali and the border talukas are dairy-farming areas.
  • Trade and administration. As the district headquarters, Himmatnagar has government offices, courts, a medical college area and a busy market core around Gandhi Road and Naya Bazar. This supports steady local demand for shops, small offices and family homes.

Jobs are mainly in factories, dairy, trading and the public sector. There is no large IT or corporate office base. Demand for homes therefore comes mostly from local families, factory supervisors and managers, and professionals who work in the town. Some people commute to the Ahmedabad–Gandhinagar belt, roughly an hour and a half to two hours away by road.

The main residential zones

Himmatnagar is the centre of the district's property market. No locality in the district currently has its own page on PropertyWala to link to, so the zones below are described in general terms.

  • Old town and the market core. This area covers Gandhi Road, Naya Bazar and the old fort walls. It is dense and walkable, with older houses and shop-houses. It is convenient for daily needs, but traders have recently complained about road repairs, closures and overhead electricity poles. Parking and congestion are the usual trade-offs.
  • Medical college road and Motipura. Newer bungalow and plot-based societies have come up here, and locals often describe it as the growing side of town. It suits buyers who want a larger independent house or a plot rather than a flat.
  • The highway corridor (NH-48) and the Berna and Gadhoda belt. This stretch has tile units, industrial land and some farmhouse and non-agricultural plots. It is better suited to businesses and land investors than to families looking for urban amenities.
  • Railway-station side and the Hathmati riverfront. This side is linked to rail access and the Hathmati weir overbridge. The overbridge is a local civic project, and Divya Bhaskar reported in September 2026 that construction had resumed.
  • Prantij, Talod, Vadali and Khedbrahma. These are small-town markets. Prantij is the industrial hub, with tile and food-processing units. Khedbrahma draws pilgrims to the Ambika Mataji temple, known as Mini Ambaji. Most property here is in the form of plots and independent houses.

What is on offer, and how to approach it

Property in Sabarkantha mainly consists of independent houses, bungalows in societies, small apartment blocks, non-agricultural plots and some industrial land. Branded multi-storey apartment towers are rare. New buyers should expect more choice in plots and houses than in flats.

There are currently no live sale listings in Sabarkantha on PropertyWala, so no going rate can be quoted. Past apartment listings here were too few to show a clear direction for prices. Local rates also vary much more from one lane or society to the next than they do in a big city.

If you are searching, the practical steps are these:

  • Post your requirement on PropertyWala with your budget, property type and preferred side of Himmatnagar. This reaches advertisers with matching properties that are not currently listed.
  • Compare at least a few societies in person and ask about recent registered deals nearby. Asking prices in small towns can be much higher than the prices at which deals close.
  • For plots, check non-agricultural (NA) status, title and land-use zoning before paying a token amount.
  • For rentals, expect demand from government staff, medical college staff and students, and factory employees. Rooms and small flats near the town centre and the medical college side are the usual choices.

Projects

There are no builder projects in Sabarkantha to point to at present. Most new supply comes from local developers, in the form of small apartment blocks and plotted or bungalow societies. If a project is offered to you, ask for its RERA registration, the approved plan and the possession terms in writing. Registration is only one check on a developer and should be considered alongside a visit to completed work.

Infrastructure under way

Rail is the main infrastructure story for Sabarkantha.

  • Himmatnagar–Khedbrahma line. Asianet Newsable reported in March 2026 that Prime Minister Narendra Modi would dedicate this 55 km line, built for ₹482 crore, on 31 March. The report said the line would connect Sabarkantha with Ahmedabad and Udaipur, and that a new Khedbrahma–Ahmedabad train via Himmatnagar would run on it. Divya Bhaskar's September 2026 coverage shows the Asarva–Khedbrahma MEMU service running. Western Railway revised its timetable in October 2026 and ran a daily festival special for the Bhadarvi Poonam fair.
  • Vande Bharat. The Indian Express reported in October 2026 that the Surat–Udaipur Vande Bharat Express was to start on 2 October. It stops at Maninagar, Asarva and Himmatnagar, then Shamlaji Road and Dungarpur. The report said Himmatnagar is reached at 2:38 pm on the inaugural run.
  • Other train services. Gujarat Samachar reported in October 2026 that North Western Railway was revising timings on Asarwa–Udaipur, Kota, Indore and Agra services, several of which stop at Himmatnagar. Udaipur Times reported in September 2026 that some Udaipur–Ahmedabad services were partly cancelled or rescheduled for non-interlocking work at Shamlaji Road. These disruptions are temporary.
  • Local civic work. Divya Bhaskar reported in September 2026 that construction had resumed on the Hathmati weir overbridge in Himmatnagar, municipal road repairs had led to the closure of Naya Bazar and Gandhi Road, and development works worth about ₹50 lakh were inaugurated in Jambudi village.

These are reports of services and works, not price outcomes. Better rail links make Himmatnagar easier to reach from Ahmedabad and Udaipur. Buyers should still judge a home on its own price, title and surroundings.

Who Sabarkantha suits

  • Families rooted in the district, or moving for work in Himmatnagar. These buyers will find houses, bungalows and plots on a small-town scale. The medical college and Motipura side suits those who want a larger home, while the old town suits those who want to be close to the market.
  • Factory and dairy employees and managers. They should look near the highway belt and Prantij to keep the commute short.
  • Tenants. Government staff, medical and education staff, and industrial workers form the tenant pool. It is a modest rental market, with few new rental-ready flats.
  • Plot buyers and small investors. Land along the highway and rail corridor is the usual interest. It requires careful title and NA checks and a long holding horizon, and nothing here promises returns.
  • Pilgrimage and hospitality interest. Khedbrahma's Mini Ambaji fair season and temple traffic are a niche. Some buyers look at small commercial spaces here.
  • Not a fit for buyers wanting gated communities with clubhouses, a large IT job market or metro services. These are found in the Ahmedabad–Gandhinagar belt.

PropertyWala's closing view

Sabarkantha is a small-town market centred on Himmatnagar. Its jobs come from ceramics, dairy and trade, and its newest connection is the rail link to Ahmedabad and Udaipur. It suits end-users who want space and a modest budget more than buyers looking for fast-moving, branded supply. Visit in person, compare several societies, check title and NA status, and rely on documents rather than asking prices. If nothing suitable is listed yet, post your requirement on PropertyWala so advertisers with matching homes can reach you.
