Weighted average residential prices in Rangareddy district rose 13% year on year in December 2025, compared with 5% across Hyderabad, as premium homes priced above ₹1 crore drove demand, according to Knight Frank India.
The consultancy said the district accounted for 44-46% of all residential registrations across Hyderabad that month. Rangareddy’s price growth was therefore more than twice the pace of the wider city.
What it means for buyers and sellers
The report linked the district’s lead to strong demand for homes priced above ₹1 crore. Premium buyers feature most prominently in Rangareddy’s figures, and their purchases are lifting the weighted average faster than in the rest of Hyderabad.
For buyers, the data shows that a large share of the city’s transactions is concentrated in the district, where prices rose faster than the city average in the year to December 2025. For sellers and owners in Rangareddy, it describes a market where demand was led by higher-value homes.
By comparison, Hyderabad’s overall 5% rise was more modest. The gap between the district and the city is the report’s main finding.
Asking prices in Rangareddy
Asking prices on PropertyWala put residential land in Ranga Reddy at about ₹1,967 per sq ft (2025 Q4 to 2026 Q3), up 18.8% on the year before.1 Residential plots dominate listings in the district, accounting for about 77%. Apartments make up about 7% and independent houses about 6%, with agricultural and commercial land accounting for the rest.
The Ranga Reddy page carries the district’s listings and project information, including a new-launch project.
Buyers looking on the Uppal side of the district will find Narapally, where the Uppal-Narapally elevated corridor was targeted for completion by Dasara 2026, The New Indian Express reported in July 2025.
Other signals from the market
Recent reports also point to activity in the district’s land market. Land in Kokapet reached a record ₹137.25 crore per acre in a Hyderabad Metropolitan Development Authority (HMDA) auction, The Hans India reported in November 2025. HMDA sold 60 residential plots at a Kothur e-auction, Telangana Today reported in September 2026.
The wider city, however, has cooled more recently. Hyderabad home registrations fell 9% even as prices stayed firm, Sakshi Post reported in October 2026. The New Indian Express reported that same month that home sales were slowing as construction costs climbed.
What to watch next
Further Knight Frank India data on registrations across Hyderabad’s districts will show whether Rangareddy retains its 44-46% share. More HMDA auctions in the district are also on the calendar. Current listings and projects are available on PropertyWala’s Ranga Reddy page.
