Rangareddy Accounts for 44-46% of Hyderabad Home Registrations in December 2025, Knight Frank Says Rangareddy district accounted for 44-46% of residential property registrations in the Hyderabad market in December 2025, more than any other district, according to a Knight Frank India report covered by ETRealty on January 21, 2026.

Medchal-Malkajgiri followed with 40-41% of registrations. Hyderabad district accounted for the remaining 14-15%, the report said.

What the report said

Overall home registrations in the Hyderabad market rose 14% year on year in December 2025, although full-year volumes remained marginally lower, ETRealty reported, citing Knight Frank India.

Weighted average residential prices across Hyderabad rose 5% year on year. Sangareddy recorded a 17% rise, while Rangareddy saw prices increase 13%, the report said.

The five highest-value deals that month each exceeded ₹7 crore, according to the report. Knight Frank India also pointed to growth in homes priced above ₹1 crore, reflecting a broader shift towards higher-value housing in the city.

Knight Frank India has reported a similar pattern in other months. In March 2026, Rangareddy accounted for 46% of registrations, The Hindu reported on April 13. Two of the month's five costliest deals, including ones in Madinaguda and Raidurg, were in the district, the paper said.

Who it affects

The figures cover registered primary and secondary sales across the Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts. They are most relevant to buyers and sellers of finished homes in Rangareddy's western corridor.

The district's 13% annual rise in weighted average prices offers a reference point for anyone negotiating a purchase or sale there. Average prices reflect all registered deals, so individual homes can differ widely.

Asking rates in Ranga Reddy

Asking prices on PropertyWala put residential land in Ranga Reddy at about ₹1,967 per sq ft (2025 Q4 to 2026 Q3), up 18.8% on the year before.1

The district's listings on PropertyWala are mostly residential land, at 77%. Apartments and independent houses account for 7% each, agricultural land 4% and commercial land 3%.

What to watch next

Knight Frank India publishes monthly Hyderabad registration data. Its August 2026 report, covered by Telangana Today on September 24, said registrations fell 9% year on year to 5,937 units. The report said activity was uneven after guidance values were revised on June 5.

The Deccan Chronicle reported on September 28 that registrations ticked up after the state allowed transactions in properties on the Section 22-A prohibited list. It said registrations were expected to rise further from October 11, when Navratri begins.
