The Hyderabad Metropolitan Development Authority (HMDA) received record bids of ₹115 crore and ₹120 crore per acre for two prime parcels in Kokapet at e-auctions on September 9, according to a Telangana Today report in September 2026.
The parcels are in Kokapet village, Gandipet mandal, Ranga Reddy district. Golden Mile Site-1, about 0.70 acres, received a highest bid of ₹115 crore per acre against a proposed upset price of ₹70 crore per acre, the report said. Neopolis Layout Plot No. 17, about 4.59 acres, received a single bid of ₹120 crore per acre.
Both sites are connected to the Outer Ring Road, the Financial District, Gachibowli and HITEC City, the report said. It described the western corridor as attractive for development and investment. Tupaki also reported that the Golden Mile bid was ₹45 crore above the upset price.
What it means for buyers and sellers
Land bids of this scale point to developer interest in Kokapet, where sites are bought to build apartments. The reports did not say what would be built on the parcels or when. Home prices depend on launches and approvals, not auction results alone.
Other land sales in Telangana have also attracted strong bids. HMDA's Mokila plot auction fetched a top bid of ₹1.095 lakh per square yard, Siasat reported in July 2026. Mokila is in Shankarpally mandal, Rangareddy district.
Asking prices in Kokapet
Asking prices on PropertyWala put apartments for sale in Kokapet at about ₹11,385 per sq ft (2025 Q4 to 2026 Q3), up 15.6% on the year before.1 The Hyderabad average for apartments is ₹10,893 per sq ft, making Kokapet about 4.5% dearer.
In recent years, the apartment asking rate has risen from ₹7,679 per sq ft in 2023 to ₹9,091 in 2024 and ₹10,241 in 2025. For the part year 2026, it stands at ₹11,484. Hyderabad as a whole rose from ₹5,642 per sq ft in 2022 to ₹11,256 in 2026.
Apartments make up most of the properties listed in Kokapet, followed by independent houses. A small share comprises shops, offices and multipurpose buildings. Projects in the locality range from ready to under-construction.
Kokapet's neighbours include Narsingi, Nanakramguda and Gandipet. Buyers with a tighter budget can compare asking rates in these areas. Kokapet is about 9 km by road from The V Ascendas IT Park and about 28 km from Rajiv Gandhi International Airport.
What to watch
Traffic access to the western corridor is worth tracking. HMDA invited tenders in September 2026 for a ₹1,656 crore, 9-km elevated corridor linking Banjara Hills with Gachibowli, with bids accepted until September 22, Telangana Tribune reported. The corridor is intended to ease congestion towards the Financial District, the report said.
HMDA has also lined up further plot auctions, including at Bachupally. Of the 70 plots offered at Mokila and Bachupally, 57 were sold on September 2, Telangana Today reported.
