Chennai's housing market grew at a measured pace in the first half of 2026. Sales rose 3% year on year to 9,198 units, while launches were flat, according to Knight Frank India's H1 2026 report, The Hindu reported in July 2026.
The report said launches edged down 0.3% to 9,588 units despite the Tamil Nadu Assembly elections. The average residential price was ₹7,555 per sq ft, up 5% on the year. The report linked the rise to steady demand from people buying homes to live in.
Supply kept in check
New supply roughly matched sales, preventing unsold stock from piling up. Knight Frank put Chennai's quarters-to-sell at 4.5 quarters in H1 2026, one of the lowest figures among the major cities and well below the national 6.0 quarters, The Hindu Business Line reported in August 2026. In August, The Economic Times described Chennai as India's most end-user-driven metro market.
For buyers, this means prices have risen slowly rather than jumped. For sellers, demand comes mainly from people who plan to live in the home, rather than short-term investors.
However, not every tracker shows growth. CRE Matrix said on Saturday that Chennai's H1 2026 sales volumes fell 12%, though sales value rose 16% as average ticket sizes went up. Separately, data firm PropEquity reported double-digit falls in Chennai sales for July to September, CNBC TV18 reported on Saturday.
What PropertyWala's data shows
PropertyWala listings show that flats in Chennai are asking about ₹8,355 per sq ft (Q4 2025 to Q3 2026), 9.5% more than a year earlier. These are asking prices from listings, not transacted prices. Over the longer term, the rise has been slow: the city's asking rate went from ₹7,483 per sq ft in 2022 to ₹7,650 in 2025, about 0.7% a year.
Apartments account for about half of the city's listings, and residential land about a fifth. Residential plots are asking about ₹5,205 per sq ft over the same period, up 13.9%. Flats to rent are asking about ₹43 per sq ft a month.
Prices along the southern IT corridor have been uneven. In Sholinganallur, asking rates fell from ₹6,593 per sq ft in 2023 to ₹5,592 in 2025, before reaching ₹7,106 in the first half of 2026. Projects under construction include Casagrand Osaka in Porur, Urbanrise The World of Joy in Siruseri and Casagrand Estia in Tambaram East.
What to watch
The festive quarter is the next test. NDTV Profit reported on Saturday that sales usually pick up in the December quarter as developers offer incentives ahead of Diwali. Buyers may also watch Chennai Metro Rail Limited (CMRL) Phase-2. The Corridor-3 line to SIPCOT Siruseri is targeted for completion by 2028, Swarajya reported in May 2026.
