Nagpur Land Registrations Earn ₹1,568.60 Crore in Nine Months, Up ₹147 Crore on Year Nagpur district registered over 1.25 lakh land transactions in nine months, earning ₹1,568.60 crore in stamp-duty revenue, more than ₹147 crore above the same period of 2024, the Times of India reported on January 16, 2026.

What the figures show

Urban transactions rose to 81,998 from 77,012, while urban revenue increased to ₹1,161.60 crore from ₹1,014.22 crore, the report said. Rural transactions fell to 42,260 from 43,859, though rural revenue rose to ₹407 crore from ₹384 crore.

Stamp duty collector Sanjay Tarase said the duty is 7% in urban areas, 6% within Nagpur Metropolitan Region Development Authority (NMRDA) limits and 5% in rural areas, according to the report.

Officials linked the rise to the New Nagpur development, Metro expansion and improved road connectivity, the report said. New Nagpur is planned in three phases over 15 years.

What it means for buyers and sellers

The duty slab depends on where a property is located, so a purchase within the urban limits costs more in duty than one in the NMRDA area or a rural village. Buyers need to budget for this in addition to the agreed price.

The Maharashtra cabinet separately approved a waiver of ₹637 crore in stamp duty and registration fees for land bought for New Nagpur and the Outer Ring Road in Hingna taluka, the Hindustan Times reported in May 2026. The waiver covers land bought for those projects and NMRDA's purchases through negotiation.

Asking prices in localities on the growth corridors

Asking prices on PropertyWala put apartments in Besa at about ₹4,528 per sq ft (2023 Q4 to 2026 Q1), up 24.3% on the year before and 13.6% below the Nagpur average of ₹5,243.1 Most listings there are apartments, with a smaller share of residential land.

In Jamtha, residential land was priced at about ₹2,727 per sq ft (2025 Q1 to 2025 Q4), up 25.3% on the year before and 18.5% below the city figure. Apartments averaged about ₹3,110 per sq ft over 2021 Q1 to 2025 Q4. Most listings in Jamtha are residential land, followed by apartments and independent houses.

In Manewada, apartments were priced at about ₹4,241 per sq ft (2025 Q3 to 2026 Q3), up 5.3% on the year before and 12.2% below the city average of ₹4,832. Residential land there was about ₹2,484 per sq ft, 19% above the city land average.

What to watch next

The municipal corporation is still completing land-use surveys for its revised development plan, ETRealty reported in March 2026. The surveys cover merged areas such as Hudkeshwar, and the report said the work was behind schedule.
