The report said some developers had received approvals but were waiting for the Brihanmumbai Municipal Corporation (BMC) election result, due on January 16, before launching projects. Experts cited by the newspaper expected launches to continue through Gudi Padwa in March, after delays in green clearances had held them back in 2025. For buyers, this could mean a wider selection of new apartments to compare by location, configuration, completion date and price. The possible ‘price war’ discussed ahead of the poll was an expert expectation, not an announced discount or evidence that prices fell after voting.

What the market shows now

PropertyWala listings show that apartments for sale in Mumbai were asking about ₹25,395 per sq ft over 2025 Q4 to 2026 Q3. Apartments account for most of the properties shown on its Mumbai page, alongside a smaller selection of independent houses and commercial space.1

In Borivali West, a suburb where buyers can compare projects, PropertyWala listings show apartments asking about ₹27,803 per sq ft over 2025 Q3 to 2026 Q3. Most of the locality’s listed stock comprises apartments. Its project pages include ready and under-construction developments, as well as Dotom Hilton, which PropertyWala identifies as a new-launch apartment project with possession scheduled for December 2027.1

However, current asking rates do not establish that the post-election competition anticipated in January took place or reduced the price of any particular home. Nor does a project’s launch status establish that it was among those held up by the earlier clearance delays.

The wider market remained active in the first half of the year. Mumbai recorded 80,221 property registrations from January to June 2026, according to Knight Frank India data reported by Business Standard in June. Registrations measure completed transactions, not how many of the projects anticipated before the election were launched.
