Soil testing began two weeks ago for redevelopment of Motilal Nagar layouts 1, 2 and 3 in Goregaon West, Mumbai’s second-largest revamp project, spanning 143 acres along New Link Road. MHADA says construction plans are in their final stages and will be shared with residents after approval. Work is planned to begin in open spaces.
Built in the 1960s for project-affected people, the colony has 3,340 residential tenements and 328 commercial units. Redevelopment efforts began in 2013 and received legal clearances this year; the state gave it “Special Project” status. Government terms provide 1,600 sq ft for each residential apartment and 987 sq ft for commercial units after redevelopment. The key-to-key approach is intended to let residents move directly into new homes.
Adani Properties won the project on March 11 with a ₹36,000-crore bid to MHADA. MHADA signed an implementation agreement with Adani Realty in July. Rehabilitation covers 5.8 lakh square metres; MHADA will receive 3.83 lakh square metres of constructed area. Rehabilitation and MHADA’s share are expected to be completed within seven years. Plans include upgraded infrastructure, public amenities, commercial spaces, open spaces, gardens, pedestrian plazas and community hubs, under a “15-minute city” concept.
