Chennai Metro Phase 2 Could Lift Demand Across Key Employment Areas

Chennai Metro Phase 2 may strengthen residential, rental and commercial demand around stations in Guindy, Ekkattuthangal, OMR, Siruseri, Sholinganallur and Porur.

Key facts
  • Corridor 3 (Purple Line) will serve Taramani, Nehru Nagar, Kandanchavadi and Perungudi, then Thoraipakkam, Mettukuppam, PTC Colony, Okkiyampet, Karapakkam, Semmancheri, Gandhi Nagar, Navallur and Siruseri, continuing to SIPCOT IT Park. Sholinganallur will connect with Corridor 5 (Red Line), linking the OMR–Siruseri employment belt with Madhavaram.
  • Corridor 4 (Yellow Line), from Lighthouse to Poonamallee Bypass, will serve Porur, Mugalivakkam, Manapakkam and Nandambakkam. Improved access could boost apartment, rental, retail and commercial demand. Average residential prices in the area are ₹6,300–10,000 per sq. ft.
  • Guindy and Ekkattuthangal will be served by Yellow Line stations and Corridor 5’s wider north-south connection. Metro access could reinforce these established employment, industrial, commercial and residential markets. Average residential prices are ₹10,000–18,500 per sq. ft.
  • Corridor 5 will link Madhavaram and Sholinganallur; average residential prices along the corridor are ₹7,500–11,500 per sq. ft.
  • Demand effects will depend on station proximity, employment growth, property supply, road access and metro completion timing; announced infrastructure is not yet operational connectivity.
