Telangana Revenue Minister Ponguleti Srinivasa Reddy announced formation of high-level committee via G.O.Rt. No. 564 to resolve Section 22-A property issues. CCLA D.S. Lokesh Kumar chairs; Law Secretary Papi Reddy and IG Stamps and Registration Rajiv Gandhi Hanumanthu are members.

Committee will examine pending cases for: properties in prohibited list under Section 22-A Registration Act 1908; plot registrations in approved layouts; properties in Singareni coal belt; cases under G.O.Ms. No. 59 (February 2014); leasehold to freehold conversions in Secunderabad.

Regularisation of 9,700 plots in L.B. Nagar constituency announced: 9,792 applications received under GO 118. CCLA and District Collectors of Ranga Reddy and Medchal Malkajgiri ordered to process all applications within one month. Regularisation process commences September 19.

GO 76 regularising house sites in Singareni region was issued during Y.S. Rajasekhara Reddy tenure. Deputy Chief Minister Bhatti Vikramarka led meeting with MLAs to launch regularisation process. Decision on removing areas from 22-A list expected. Decisions on 10-12 previously outlined issues to be taken within one month.

As many as 22,122 houses and apartments in colonies under Greater Hyderabad limits are listed under Section 22A prohibited land, restricting property owners from selling, gifting or mortgaging properties. Revenue department data classified properties as 22-A land, government land, ULC land and POB land across Sangareddy, Medchal-Malkajgiri and Rangareddy districts. Official sources claim many colonies have remained restricted for several decades.

Total residential property registrations in Hyderabad: 6,179 in February 2026, up 32% month-on-month and 3% year-on-year. Registration value: Rs 4,139 crore, up 42% month-on-month and 5% year-on-year.

Premium segment (above Rs 1 crore): 18% of total registrations, 48% of total value, up 6% YoY.

Affordable segment (below Rs 50 lakh): up 7% YoY.

Mid-segment (Rs 50 lakh–Rs 1 crore): down 7% YoY; share of registrations fell from 26% to 23%; share of transaction value fell from 28% to 25%.

Property sizes: 1,000–2,000 sq ft accounted for 66% of registrations; above 2,000 sq ft made up 16%.

Key IT micro-markets: Gachibowli, Nanakramguda, Gaganpahad, Narsingi, Kondapur continued to anchor premium housing demand.

Market scope includes Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts.

Property registrations in Hyderabad fell 12% YoY to 5,516 units in November 2024 from 6,268 units in November 2023, and 6% MoM from 5,894 units in October 2024, per Knight Frank India.

Total home sales value in November 2024: Rs 3,495 crore, down 7% YoY from Rs 3,741 crore in November 2023 and 3% MoM from Rs 3,617 crore in October 2024.

Demand for premium homes priced above Rs 1 crore rose 3% YoY. High-value property share increased from 12% in November 2023 to 14% in November 2024. Properties under Rs 50 lakh still dominated.

Units of 1,000–2,000 sq ft accounted for 69% of registrations.

Among districts: Medchal-Malkajgiri led with 42% of registrations, Rangareddy 41%, Hyderabad 17%.

January–November 2024: Hyderabad home sales reached Rs 43,574 crore, up 27% YoY from Rs 34,205 crore in same period 2023. Units registered: 70,796 in 2024 vs 64,658 in 2023.

Hyderabad construction costs rose an estimated 8%–10%, adding ₹150–₹300 per sq ft. TMT steel cost ₹60,000–₹72,000 per tonne, up from ₹52,000–₹63,000 in the first half of 2025; cement was ₹320–₹470 per 50-kg bag, versus ₹290–₹420 earlier. Steel accounts for 12%–15% of hard costs; a 10%–15% steel-price rise can lift total construction expenditure 1.5%–3%. RCC frameworks account for 40%–45% of direct building costs. Developers are absorbing costs on booked and under-construction homes, but prolonged increases could raise prices for new projects and unsold inventory by 1%–3%.

August 2026 registrations fell 9% year-on-year and 4% month-on-month to 5,937 homes worth ₹4,576 crore. Value fell 2% year-on-year but rose 3% from July. January–August saw 50,095 registrations worth ₹35,423 crore. Homes above ₹1 crore made up 22% of registrations and 54% of value; their registrations fell 8% to 1,299, while value rose 2% to ₹2,449 crore. Average prices rose 8% to ₹4,964 per sq ft; Rangareddy rose 11% to ₹5,793, Medchal-Malkajgiri 7% and Sangareddy 10%.
