It is a town and highway-side property market, rather than an extension of Mohali’s apartment-heavy urban sectors. For buyers, its main attraction is the choice of residential land. Tenants, meanwhile, should first check whether a suitable home is available near the places they need to reach each day.

Connections and everyday facilities

The Kharar–Kurali road links the town with Kharar, Mohali and Chandigarh. Road access has also changed with the six-lane Mohali–Kurali greenfield corridor. Moneycontrol reported in November 2025 that the roughly 31 km route runs from Mohali’s IT Chowk towards Kurali and connects with the Siswan–Baddi stretch. The Financial World reported in May 2026 that a section had opened to vehicles. Check the route from a specific property at commuting time, rather than assuming that access to a highway means a quick journey to every Mohali workplace.

Kurali has a railway station in the town. Chandigarh Transport Undertaking’s published suburban routes also include Kurali, although prospective commuters should check current timings and stops. Chandigarh International Airport is about 38 km away by the rough road-distance measure used here.

Daily needs are closer at hand. Chaudhary Hospital and Gurdas Clinic are within about 1 km of the locality centre, while Government Hospital, Gharuan is about 9 km away. A government primary school at Chintgarh is about 4 km away. Chandigarh University, near Gharuan, is about 10 km away, making the exact location within Kurali important for anyone planning a regular journey to campus. Mohali’s Sector 57 and Sector 73 are each roughly 24 km away. People working there should weigh the commute against homes closer to those sectors.

Property choices and asking prices

Residential plots make up most of Kurali’s local sale mix, with commercial land also available. Apartments, shops and showrooms account for a smaller share. Mohali as a whole is different, with apartments its main listed property type. Buyers comparing a plot with a flat should consider the cost of building, permissions and time to occupation, not just the advertised price per sq ft.

Check the exact location of each result: a highway address does not necessarily mean the home is in Kurali town. Rental seekers should allow time to find out what is available locally and compare the actual journey from any prospective home, particularly if they need to travel to the university or central Mohali.

How rates have moved

Recorded apartment asking rates in Kurali appear for 2019, 2020, 2021 and one part of 2024, but each year has a small sample. The Tribune reported in July 2026 that planners and landowners had raised objections about aspects of its zoning and supporting surveys. Anyone buying land should establish the parcel’s current permitted use and check the applicable plan and notices before relying on a proposed future use.

Do not assume either development is ready for occupation or under construction based on its project description alone. Before paying a booking amount, visit the site, ask for the relevant completion or occupancy documents, and check the project name, promoter, phase, registration and current status directly with Punjab RERA. For a plot, also verify the title, access, approved layout and permitted land use. These checks are especially important when a project description covers more than one kind of property.

Living in Kurali, and who it suits

Kurali’s practical appeal depends largely on the individual address. A home near the town centre may put clinics, shops, transport and the railway station within easier reach; a plot farther out may require more trips by vehicle. When visiting, check the street after dark, drainage, water supply, parking and routes to schools or medical care. Ask people on the same street about these day-to-day conditions rather than treating a general impression of the town as a verdict on every neighbourhood.

GMADA also amended its Master Plan 2031 in January 2026, changing a 30-acre New Chandigarh parcel adjoining Eco City-1 from a truck/transport terminal to MLU, with a ₹1,311.18-crore reserve price.

The probe covers proposed land-use changes in 78 Kurali-area villages, including proposed green zones replacing some residential and industrial designations; objections have been filed. ED is also examining delays to Aerotropolis and Eco City-2 and 3. Aerotropolis received an LOI nearly five years ago, but work has not begun; substantial development on Eco City-2 and 3 is also awaited. No wrongdoing has been established.
