National highway construction is shifting Kochi’s real estate activity towards Maradu, Kundanoor, Madavana and Koonammavu, where land costs around ₹7–10 lakh per cent, compared with ₹25–40 lakh in Kochi city and Kakkanad. Buyers are seeking 3–5-cent plots, often with a small house, for under ₹1 crore. Kerala Real Estate Agents Association (KERKA) says properties within 5km of major highway projects have gained 25–30% over city averages. At Nettoor and Madavana, highway-side land rose to ₹7–10 lakh per cent from ₹5 lakh a year ago. Commercial demand remains steady overall, but some overpriced city-centre areas are cooling. Kochi’s RBI House Price Index fell 2.3% in Q4 FY25, against a 3.1% nationwide rise. Businesses are moving towards highway-adjacent areas and IT corridors; new commercial establishments have opened along the NH bypass.

Several stalled road projects are worsening congestion in Tripunithura, while land acquisition delays and lack of implementation have left planned bypasses and a bund road unfinished.

The Seaport-Airport Road ends at Karingachira, causing peak-hour congestion around Hill Palace, Thiruvankulam and Tripunithura. Its proposed extension from Karingachira to Kundannoor has been abandoned; the state Roads and Bridges Development Corporation of Kerala said it had not been entrusted with the proposal. The agency is set to implement a separate 14.3km second-phase stretch from HMT Road in Kalamassery to Kochi airport.
The old Tripunithura bypass, connecting Mattakuzhy near Puthenkurish with Kundannoor, was announced in 1989. Only 4 of 34 hectares had been acquired over 25 years, leaving the project stalled and residents along its proposed route unable to buy or sell land. Authorities have not clarified whether the proposed Angamaly-Nettoor bypass will follow the old alignment.
The over-2km Mamala-Chitrapuzha Bund Road, planned to ease congestion on the Hill Palace-Thiruvankulam road, remains unbuilt despite landowners surrendering land and the state allocating ₹75 crore. Tripunithura municipality has approved an IOC LPG pipeline.
The SN Junction-Poothotta four-lane project also remains unimplemented.
