Provident Housing Limited will launch Provident Bayscape on November 23, 2024, on Kelambakkam-Vandalur Road. The 5.35-acre project has 676 vaastu-compliant homes across four towers: 2-BHK units of 993–1,107 sq. ft. and 3-BHK units of 1,309–1,424 sq. ft. Features include designated Kolam areas, puja spaces and separate handwash areas. The project has 46.5% open area, more than 25 amenities and a 10,000 sq. ft. clubhouse. It is near Siruseri IT Park, ELCOT SEZ, Pacifica Tech Park, Chettinad Dental College and Research Institute, Hindustan College of Arts & Science, Kovalam Beach, Marina Mall, Chettinad Super Speciality Hospital and Supreme Hospital. The upcoming Kelambakkam metro station is cited as a transport link. Chennai’s IT employment is concentrated along Old Mahabalipuram Road (OMR), from Perungudi to Siruseri, and the emerging Ambattur–Padi corridor. OMR has the city’s largest share of quality residential supply. Hotspots include Perungudi and Sholinganallur (inner OMR); Kelambakkam and Siruseri (outer OMR, near Siruseri IT Park and Mahindra World City); Guduvanchery and Tambaram; Porur and Valasaravakkam; and Perambur and Kolathur, which benefit from the Metro Phase 2 spine. Guduvanchery and Tambaram have suburban rail connectivity and planned metro extensions.

A fire broke out around 9.45 pm on Wednesday in an 11th-floor flat in the Argent block at PBEL City, a residential complex in Thaiyur near Kelambakkam on OMR. Police said an LPG cylinder leak and explosion started the fire; residents said a fridge compressor also exploded, while an electrical short circuit is suspected of spreading the flames. Household items, furniture, clothes and silk sarees were destroyed. One of the three family members in the flat suffered minor burns and was admitted to a private hospital in Kelambakkam. Three women residents helped the family evacuate. More than 20 firefighters from Siruseri, Tiruporur and Kovalam brought the fire under control after over two hours. Power to the affected tower was disconnected; residents descended staircases in darkness using phone flashlights. PBEL City has multiple towers and over 2,000 families. Kelambakkam police registered a case and are investigating.

NHAI plans a 23km, six-lane double-decker elevated corridor from Mahindra City to Kilambakkam bus terminus, with a toll plaza. Peak travel time is expected to fall from about 90 minutes to 15–20 minutes. NHAI will build it first and construct central pillars, piers and pier caps for a possible double-decker metro; the state proposal has gone to the Centre, and Metro would later install girders, tracks and electrification.

A planned 15km, six-lane greenfield expressway from Pakkam village to Paranur will connect to the Kancheepuram–Chengalpet highway junction, pass through Uthiramerur and cross the Palar river. The other expressway is expected to cut Tindivanam–Chengalpet travel from 1.5 hours to about 30 minutes, and Tindivanam–Kilambakkam travel to about an hour.

NHAI has proposed widening the 68km Chengalpet–Tindivanam stretch into a 10-lane corridor, with six main lanes and two service lanes. It awaits environmental clearance because of hillock areas after Paranur. The widening is intended to serve Chennai-bound traffic for 30 years; the greenfield road could be extended towards Tindivanam and beyond.

Tamil Nadu is establishing a dedicated Global Capability Centre (GCC) corridor to support Chennai's expanding tech and corporate sector.

• Pallavaram-Thoraipakkam Radial Road: 10-14 km, east-west corridor linking GST Road to OMR; current proposal covers 7.4 km between Pallavaram Bridge and Thoraipakkam Junction
• Mount-Poonamallee High Road: 11 km arterial road through Nandambakkam, Manapakkam, Porur to Poonamallee; key commercial and IT corridor with projects like DLF IT Park
