Hyderabad’s western corridor is seeing rising residential and commercial rents, driven by office leasing, Global Capability Centre (GCC) expansion, IT hiring, return-to-office policies and limited premium housing supply. Premium apartments in Kokapet and Narsingi rent for ₹28,000–₹38,000 a month, with rents up about 10% year-on-year; Madhapur and Gachibowli apartments command ₹30,000–₹37,000. Hyderabad recorded 7.5 million sq. ft. of office leasing in the first half of 2026, up 29% year-on-year and a first-half record. GCCs accounted for nearly 45%; Kondapur, HITEC City, Raidurg and the Financial District made up nearly 60% of leasing. Office rents rose about 11% year-on-year, reaching nearly ₹80 per sq. ft. monthly on average, while vacancy declined despite new supply.

Kokapet’s growth is linked to Neopolis, commercial investment and connectivity to the Financial District and Gachibowli. Telangana is considering revising guidance registration values in Kokapet, Gachibowli, Raidurg, the Financial District and Chandanagar. Metro expansion, the Regional Ring Road and Future City are among infrastructure projects cited as supporting demand.

HMDA will auction 100 plots in Mokila Layout on June 29–30, 68 plots in Medipally on June 24, an 8.24-acre Hakeempet parcel on June 19, and stray land pieces on June 17. The expected revenue is around ₹1,500 crore.

Hakeempet’s upset price is ₹99 crore per acre, with a minimum bid increment of ₹25 lakh per acre. Mokila plots of 300–500 sq yards are priced from ₹50,000 per sq yard, with ₹500 increments; Medipally plots are priced from ₹45,000 per sq yard, also with ₹500 increments.

HMDA will also auction six stray pieces in Chandanagar, Narsingi, Bairagiguda, Bowrampet, Suraram and Peerzadiguda; the upset prices range from ₹40,000 to ₹60,000 per sq yard, with ₹1,000 increments. The auction will be conducted through MSTC Limited. Successful bidders must pay 25% of the sale value, excluding EMD, within seven days of the offer letter and the balance, including EMD, within 60 days. Instalment payments carry 10% simple interest for up to 90 additional days and 12% for up to 180 days. HMDA will issue NOCs for bank loans and send registered sale deeds directly to banks after sanction.

The Greater Hyderabad Municipal Corporation conducted a GIS-based survey using drone imagery and high-resolution mapping between August 2024 and December 2025, assessing over six lakh properties. Over one lakh property owners were identified as having collectively evaded over Rs 100 crore in tax through under-assessment over several years.

Under-assessed properties are concentrated in Serilingampally, Chandanagar, Moosapet, Kukatpally, and LB Nagar circles. The under-assessment largely occurred between 2020 and 2023 when GHMC allowed self-assessment and stopped issuing notices under Section 213 of the GHMC Act, 1955 requiring property owners to furnish details on plinth area, nature of usage, and sanctioned building plans.

Most under-assessed properties are commercial buildings or rental complexes. Many owners converted residential buildings to commercial establishments without updating records. Examples include: permissions obtained for godowns but used as retail stores; commercial buildings over 10,000 sft declared as residential with 3,000-3,500 sft reported for tax; buildings with raised residential floors without approvals; owners collecting rent from multiple tenants but declaring only few units for tax purposes.

Properties that should pay Rs 10,000-Rs 15,000 annually were paying barely Rs 5,000. GHMC estimates close to 20 lakh properties exist within limits; final defaulter count expected to rise as survey continues.

GHMC integrated Property Tax Identification Numbers with electricity connections from TGSPDCL for cross-verification. Of 14,999 properties undergoing field verification, Rs 7.40 crore in additional revenue was collected. GHMC has issued notices to defaulters to clear dues.

HYDRAA cleared encroachments from government and community land in Hyderabad on Tuesday following complaints through the Prajavani platform.

In Hastinapuram North Extension Colony, Karmanghat village, Saroornagar mandal, residents said a 1.27-acre park earmarked in an approved layout was being sold as individual plots. HYDRAA verified the encroachment, cleared it, erected fencing and installed boards marking the land as agency property, commissioner AV Ranganath said.

In Gangaram Colony, under Chandanagar circle in Serilingampally zone, HYDRAA cleared encroachments from a 700-square-yard plot designated for public amenities. The site was part of Subhash Nagar, a layout developed by the Social Welfare Department in 1974, and had been occupied and converted into residential plots. HYDRAA urged citizens to report such cases through Prajavani.

HYDRAA carried out demolition and clearance operations at multiple Hyderabad locations on Tuesday, acting on public grievances filed through Prajavani. Teams supervised by Commissioner AV Ranganath inspected the sites and removed unauthorised occupations.

Officials cleared illegal constructions, restored and fenced the site, and installed boards identifying it as government land protected by HYDRAA.

In Gangaram Colony, Chandanagar Circle, Serilingampally Zone, officials reclaimed 500 square yards of public utility land from a 1974 Social Welfare Department layout named Subhashnagar, developed for economically weaker sections. Land intended for civic amenities had been converted into private plots. HYDRAA cleared the encroachments and erected fencing. It warned of strict action against illegal occupation and said similar operations would intensify in the coming weeks.
