A budget of ₹25 lakh still buys a 2 BHK flat in Nagpur, but only on the city’s western edges. Two belts matter most: Wanadongri, on the Hingna side, and Shankarpur, near Wardha Road and the airport. Here’s what to consider in each.
Step 1: Fix your budget and what it must cover
A ₹25 lakh ceiling rarely covers the full outlay. Add stamp duty, registration charges, GST on under-construction flats and any society charges. Rates change by notification, so check them on the Maharashtra IGR portal before you commit. Decide early whether you want a ready flat or an under-construction one, as this choice can affect the price more than the locality.
Step 2: Know what each locality offers
Wanadongri: the lower-priced option
Wanadongri is on the Hingna side, close to MIDC (about 5 km) and the airport (about 11 km). Yeshwantrao Chavan College of Engineering, D Mart and Shanta Hospital are all within about 1 km of its centre. The Wanadongri page shows that apartments account for 86% of its listings, with residential land making up the other 14%.
The 2 BHK units on offer are in projects such as Pioneer Woods Phase-2, Tejomaya Astral and Pushkar Spring Gardens. These projects list 2 BHK units of roughly 760 to 970 sq ft at about ₹22 lakh to ₹25 lakh. The prices were entered between 2019 and 2021, so use them as a guide to the size and price band. Confirm the current price with the builder.
Asking prices on PropertyWala put plots in Wanadongri at about ₹1,884 per sq ft (2023 Q1 to 2026 Q3), up 34.8% on the year before and about 6.2% below the Nagpur average of ₹2,008.1 Apartment asking rates rose 16%, from ₹2,599 per sq ft in 2019 to ₹3,015 in 2021. The record for later years is based on very few listings, so it is too thin to show a clear direction after 2021.
Shankarpur: closer to the airport and Khapri
Shankarpur is almost entirely made up of apartments, which account for 96% of listings. It is about 4 km from Khapri and the New Airport area, and about 7 km from the main airport. Mihan MMLP is about 4 km away, adding to the area’s appeal for people working nearby. There are too few apartment listings to establish a rate trend. Projects such as Sky Kasturi Square list 2 BHK units in the mid-teens of lakhs, based on 2017 prices. Other projects in the locality, such as OM Shiv Elite, list higher prices. Treat the 2017 figures as the market’s lower end, not as current prices.
Nearby areas to widen the search
Shankarpur’s neighbours include Velahari, Beltarodi and Khapri. Project units in Velahari are just above ₹25 lakh for a 2 BHK, making it an option for buyers who can stretch their budget slightly. Hingna is another neighbour of Wanadongri. You can also browse the full list of sub-₹27 lakh homes in Shankarpur and Wanadongri.
Step 3: Check the Metro Phase 2 links
Metro access is the strongest infrastructure case for both belts. The Financial Express reported in September 2026 that Phase 2 extends the Aqua Line towards Hingna and the Orange Line towards Kamptee-Kanhan, adding nearly 20 km across the two stretches. MagicBricks reported in April 2026 that the four Phase 2 extensions are:
- Automotive Square to Kanhan River (13 km)
- Khapri to Butibori (18.7 km)
- Lokmanya Nagar to Hingna (6.7 km)
- Prajapati Nagar to Transport Nagar (5.5 km)
The same report gives December 2027 as the target for full operations. The Orange Line already runs to Khapri, about 4 km from Shankarpur. The Lokmanya Nagar to Hingna extension will serve the Wanadongri side. Lokmanya Nagar itself is about 5 km from Wanadongri. Indiatimes reported in November 2025 that metro construction had worsened conditions on Hingna Road, with potholes and encroachments. Disruption on the road is expected to continue until the work ends.
Indiatimes also reported in February 2026 that Phase 3 is planned. Its corridors include a 25 km Inner Ring Road line to the Hingna T-point and a Khapri to New Nagpur link. Phase 3 is only at the planning stage and is not a factor to base a purchase on today.
Step 4: Compare ready and under-construction homes
| Choice | What to weigh |
|---|---|
| Ready flat | You can inspect it, and rent can start at once. Resale stock is limited at this budget. |
| Under construction | Prices are lower and payment is staged. Possession depends on the builder. Check the project’s RERA page on MahaRERA for the promised date. |
For a 1 BHK or small 2 BHK under ₹25 lakh, the carpet area is often under 800 sq ft. Compare the price per sq ft of carpet area, not super built-up area.
Step 5: Shortlist, compare and book
- Pick two projects in each belt and compare the carpet area and stated possession date.
- Visit during peak hours to see how road works affect your commute.
- Ask what share of the price is payable before possession.
- Compare the distance to the nearest school and hospital with your daily needs. Wanadongri has schools and a hospital within about 1 km, while Shankarpur’s amenities are several kilometres away.
- Book only after the agreement for sale states the possession date and carpet area.
Which belt suits whom?
- Wanadongri suits buyers who work at MIDC or Hingna and want the lowest entry price.
- Shankarpur suits buyers who work near the airport, MIHAN or Khapri.
- Velahari or Beltarodi suit buyers who can go slightly above ₹25 lakh for a larger 2 BHK.
