Buyers from Tamil Nadu, especially Cumbum, Bodinayakanur and Theni, are active. Most deals are at ₹60 lakh–₹80 lakh an acre; ₹1-crore transactions generally involve one-to-three-acre holdings, rarely more than five acres, with good road access, water and healthy, yielding plantations.
In Nedumkandam, a 50-cent commercial plot is quoted at ₹60 lakh (₹1.2 crore an acre). A 1.5-acre property with a house and about 600 plants is quoted at ₹1.2 crore. Five-acre plantations in Kattappana are around ₹49 lakh an acre. Prices rose particularly in Nedumkandam over 18 months. Limited land in Udumbanchola, Peermade and Devikulam taluks also supports values. A well-maintained acre may yield about ₹10 lakh annual profit, or roughly 10% return.
