About

Sukhi Sewania is on Bhopal’s Vidisha Road, where it meets the Bhopal Bypass. Its appeal is straightforward: independent houses on the city’s north-eastern edge, with road access towards Vidisha and into Bhopal. Daily life here depends more on the junction and the roads leading from it than on access to a nearby city-centre shopping or employment district.

Roads, rail and everyday reach

Sukhi Sewaniya railway station is about 2 km from the locality’s centre. Raja Bhoj Airport is about 23 km away by road. The bypass junction matters as much as either distance: Bhaskar English reported in November 2025 that it was congested and accident-prone, and that the foundation stone had been laid for a 700-metre, six-lane flyover with service roads. Construction World reported in August 2026 that Madhya Pradesh had approved upgrades to the Bhopal–Vidisha road and the Bhopal Bypass. These are works in progress and approved upgrades, not improvements already reflected in the commute.

Everyday services are spread out. Vidhata Multi Speciality Hospital is about 10 km away, while Srijan General Hospital and Nursing Home and Modi Hospital are roughly 12–13 km away. St. Thomas Convent Senior Secondary School is about 12 km away. People’s Mall and Minal Mall are around 12 km and 14 km away respectively. These distances put established parts of Bhopal within reach, but shopping, school and hospital visits generally involve a drive.

For work, the Coach Rehabilitation Workshop is about 14 km away and BHEL about 18 km away. The address is a better fit for households whose working day is on Vidisha Road, the bypass or the eastern industrial side than for those travelling daily to the city centre. Maulana Azad National Institute of Technology, at about 24 km, is too far away to make this a natural student address based on location alone.

Homes and asking prices

Independent houses are the main type of property for sale in the current listings. Asking prices on PropertyWala put them at about ₹2,500 per sq ft in Sukhi Sewania, against ₹7,374 per sq ft for independent houses across Bhopal, for the period from the second quarter of 2025 to the third quarter of 2026.1 The Sukhi Sewania rate is based on a small sample. It puts houses advertised here well below the citywide house rate, although the choice within the locality remains narrow.

That distinction matters to households deciding what type of home they want. Sukhi Sewania is primarily a search for houses, rather than an address with a choice of apartment developments. Buyers looking along the same corridor can find both houses and land in the wider Sukhi Sewania sale search, which includes nearby Vidisha Road. A plot and a finished house serve different needs; the house asking rate is the relevant comparison for someone choosing between an independent home here and one elsewhere in Bhopal.

What living here entails

Sukhi Sewania’s position at a major road junction offers access out of the locality, but also makes local journeys dependent on a busy intersection. The planned flyover is intended to address that bottleneck. It will not bring schools, hospitals or larger shopping centres to the doorstep. A family choosing this address gets the space and lower price of a peripheral house, but will need to drive regularly for many services.

Parking is a more immediate neighbourhood concern than a distant infrastructure promise. The Free Press Journal reported in November 2025 on a parking dispute in Sukhi Sewania in which a car was damaged. The incident does not characterise every street, but it highlights frontage and parking space as practical considerations for households with vehicles, particularly those looking at an independent house.

For tenants, the locality is best suited to households with a reason to live on the Vidisha Road side and a preference for a house. Someone seeking an apartment close to major colleges, central offices and malls, or making frequent short trips across the city, has less reason to choose this location. The same applies to buyers: Sukhi Sewania’s lower house asking rate is most relevant when the address suits the household’s work and school routes.

The nearby comparison

Vidisha Road is the immediate alternative. It keeps the search on the same corridor while adding land to the available property types. It is a practical neighbouring search for someone interested in a plot, or for a house buyer who finds the choice in Sukhi Sewania too narrow. For those who work and use daily services further inside the city, the comparison needs to extend beyond this corridor to Bhopal’s wider market: a lower price per sq ft does not shorten a regular cross-city journey.

PropertyWala’s verdict

Sukhi Sewania suits buyers seeking an independent house at a markedly lower asking rate than Bhopal’s average for houses, with daily routes that favour Vidisha Road or the bypass. Families needing nearby schools and hospitals, and tenants seeking an apartment close to central Bhopal, are better served by an address nearer those destinations.

Bhopal Bypass Flyover Gets Foundation for ₹28 Crore Project

Bhaskar English · · Infrastructure

A ₹28 crore, 700-metre six-lane flyover at Bhopal’s Sukhi Sewaniya junction is expected to be completed within a year.

Key facts

The foundation stone has been laid for a 700-metre six-lane flyover at Sukhi Sewaniya junction, where the Bhopal Bypass meets the Bhopal-Vidisha road. The ₹28 crore project will be built by the Madhya Pradesh Road Development Corporation (MPRDC) and is expected to be completed within a year. It was initially planned as a four-lane structure but expanded to six lanes for future traffic growth. One-kilometre service roads will be built on both sides.

The junction is described as congested and accident-prone. The Bhopal Bypass is also planned for a six-lane upgrade, with its detailed project report under preparation. The same six-lane model is planned for the upcoming Khajuri flyover on Bhopal-Indore Road. Efforts are underway to upgrade Sukhi Sewaniya Railway Station so superfast and Shatabdi trains can stop there in future.
