Nirala World Plans ₹1,000 Crore for Two Greater Noida Projects

Nirala World plans ₹1,000 crore investment in two Greater Noida West mixed-use developments with retail, offices and more than 500 studio apartments.

Nirala World plans to invest around ₹1,000 crore in Nirala Gateway in Sector 12 and Nirala Diadem in Sector 10, Greater Noida West. Each project spans over 10,600 sq metres; land acquisition is estimated at ₹200 crore and construction at ₹300–350 crore per project. Both will have multi-level retail, offices and serviced studios for sale and lease. An international operator will manage over 500 studios, each about 650 sq ft and priced around ₹65 lakh.

Nirala Trio, launched last year, is under construction and due for completion in 2026, with a RERA delivery deadline of 2028. Nirala Estate units now average ₹1.5–2.25 crore, versus ₹18–40 lakh at its 2011 launch; a 1,000 sq ft unit that cost ₹18 lakh is now around ₹1.25 crore.

Land prices in Noida and Greater Noida have risen in some cases from ₹36,000 to ₹1.38 lakh per sq metre, challenging new residential development and reducing margins. Nirala World is also considering Gurugram, where land costs remain high.

The company and Sea Fund jointly promote SEBI-registered Category II SGRE Fund, targeting ₹2,000 crore for Delhi-NCR residential and commercial projects, particularly stalled projects or those unable to secure conventional financing. It has disbursed ₹125 crore from its first scheme and is conducting due diligence on proposals worth ₹500 crore. A second ₹500 crore scheme through equity participation is proposed.
