NH-1 is defined by Ambala’s highway corridor, not by a residential sector or a single estate. The name refers to the old NH-1, now part of NH-44, which runs through Ambala towards Karnal and Delhi in one direction and Punjab in the other. Its appeal lies in road access. The precise position of a plot along the corridor matters more than its locality name: a site on a service road has a different setting from one inside an adjoining neighbourhood.
Road and rail connections
NH-44 connects this part of Ambala directly to the wider north Indian road network. It also carries through-traffic, making access and the immediate roadside environment central to any decision to occupy land here. The National Highways Authority of India uses old NH-1 in its records for the Panipat-Jalandhar section of NH-44.
Ambala Cantonment has the city’s principal rail connection. Its railway station and bus stand face one another on GT Road. The Tribune reported in December 2025 that a pedestrian underpass between them was planned. The cantonment also has a Civil Hospital on Jagadhari Road. These facilities serve Ambala as a whole, but an NH-1 address alone does not establish walking distance to any of them.
The road network around the city is changing. Hindustan Times reported in September 2026 that Ambala’s ring road was nearly 90% complete and intended to route vehicles around Ambala Cantonment and Ambala City. It is designed to connect the Chandigarh, Kala Amb, Saha, Hisar and Shamli approaches. For land intended for highway-related use, this matters more than a promise of shorter journeys through town: the project will change how regional traffic moves around Ambala.
Property and asking prices
Asking prices on PropertyWala put commercial land in NH-1 at about ₹1,111 per sq ft in Q3 2026, against an Ambala commercial-land average of about ₹16,590 per sq ft.1 The NH-1 figure is based on a small sample. It describes the land offered under this locality name, not a uniform rate for every frontage or adjoining plot on the highway.
The current offer is commercial land. NH-1 is therefore a more specific search area for someone seeking a road-connected site than for a household choosing between flats or houses. Across Ambala, the property mix is broader: independent houses and residential plots make up most of what is offered, while commercial land accounts for a smaller share. Comparing the NH-1 commercial-land figure with Ambala’s residential prices would mean comparing different uses of land.

The marked gap between its asking rate and the citywide commercial-land average describes today’s advertisements, but it does not make the whole highway corridor one price band. What the setting suits

It also suits occupiers for whom travel between Ambala and other cities matters more than living in a compact residential neighbourhood. Ambala Cantonment has a substantial employment base, including defence establishments and an established industrial estate. The Tribune reported in June 2026 that the estate’s manufacturers specialise largely in scientific instruments and educational laboratory equipment.
The decision is different for a family buying a home or a tenant seeking an everyday residential address. A house close to a school, hospital, local shops and the station answers questions that a highway locality name does not. Ambala Cantonment is a more natural comparison for access to the rail and bus terminals and the Civil Hospital. Ambala City is an option for buyers seeking an established urban neighbourhood and a wider choice of houses or residential land. Those who work towards Saha can also compare addresses on that side of Ambala, where the daily route matters more than proximity to NH-44.
Highway access comes with a local trade-off. According to Hindustan Times in September 2026, the ring road is being built to take through-traffic around the two urban centres. Until the network is complete, NH-1 remains part of a busy regional route. Passing traffic can attract commercial occupiers, while those seeking a quieter home have reason to favour a residential street away from the main road.
