Nimbus Realty Gets Completion Certificate for 1,630-Flat Express Park View-II in Greater Noida

Nimbus Realty received the Completion Certificate on January 28, 2026 for Express Park View-II, its housing project in Sector Chi-V, Greater Noida. The certificate covers 1,630 flats and 40 shops, the company said.

The project spans 52,493 square metres. The company said it has sold 1,539 of the 1,630 flats and all the retail units.

Nimbus Realty also said its pre-sales rose 43% in the third quarter of FY26, describing the figure as a sign of demand for mid-income housing in the National Capital Region (NCR).

What it means for buyers and residents

A completion certificate is issued once a project is built according to its approved plans. It is a step towards handover and registration of units. The company’s figures leave about 91 flats unsold in the 1,630-flat project, limiting the choice for new buyers.

The demand described by the company was mainly for flats, not shops. All 40 retail units have been sold, so shop space in the project is likely to become available only through resale or leasing.

The company’s statement did not give handover dates for individual buyers. Owners can get those dates from the developer.

Asking prices on PropertyWala put apartments in Sector Chi 5 at about ₹8,901 per sq ft (2025 Q3 to 2026 Q3), down 4.7% on the year before.¹ The Greater Noida average is ₹10,082 per sq ft, making the sector about 11.7% cheaper than the city.

Apartments account for about 94% of listings in the sector. Shops, plots and independent houses make up the rest.

Nimbus Express Park View Apartment-2 lists 2 and 3 BHK units from ₹27.42 lakh to ₹53.78 lakh. NCJ Express Park View is in neighbouring Sector Chi 1.

The sector is near the Yamuna Expressway. Gautam Buddha University and Yatharth Hospital are each about 3 km away. Noida International Airport is about 44 km by road.

Connectivity in the area

The Yamuna Expressway Industrial Development Authority (YEIDA) said the interchange connecting the Eastern Peripheral Expressway and the Yamuna Expressway is likely to be ready by Diwali, Hindustan Times reported in September 2026.

However, the completion certificate does not change asking rates in the sector. Prices there have eased over the past year.
