Navi Mumbai Apartment Prices Rise 22% Between 2021 and 2025 as Infrastructure Drives Demand Average apartment prices across Navi Mumbai rose by more than 22% between 2021 and 2025, from about ₹14,800 per sq ft to ₹18,100 per sq ft, with Vashi and Seawoods leading the increase, Business Today reported in January 2026.

The report attributed the rise to infrastructure-led development rather than short-term speculation. Prices increased by 4% between 2024 and 2025. Moneycontrol and The Economic Times reported the same figures that month.

Where prices moved most

According to the Business Today report, prices in Seawoods rose 41% over the period, from ₹23,000 to ₹32,400 per sq ft. Vashi prices rose 24%, from ₹22,800 to ₹28,300 per sq ft. Kharghar gained 20% to ₹17,750 per sq ft, while Panvel rose 21% to ₹12,900 per sq ft and Ulwe 18% to ₹14,500 per sq ft. Prices in developing nodes such as Dronagiri and Pushpak Nagar rose moderately, the report said.

Business Today attributed the increase to the Navi Mumbai International Airport, expanding metro corridors, upgraded roads and better links with Mumbai and Pune. It also cited job hubs such as Jio Corporate Park, Raheja World Trade Centre and a cluster of data centres. Tata Realty, Godrej Properties, L&T Realty and the Hiranandani Group are active in Ghansoli, Panvel and Kharghar, the report said. Redevelopment in Vashi has attracted Adani Realty and Embassy Group.

What PropertyWala's data shows

The figures below are asking prices from listings, not the prices at which homes actually sold. PropertyWala listings show flats in Navi Mumbai asking about ₹17,086 per sq ft (2025 Q4 to 2026 Q3). Apartments make up the large majority of properties listed in the city.

Panvel flats are listed at about ₹12,543 per sq ft over the same period, roughly 27% below the city average. PropertyWala's yearly record for Panvel shows the rate rising from ₹8,798 per sq ft in 2022 to ₹9,669 per sq ft in 2025. Kharghar homes are listed at about ₹14,982 per sq ft, around 12% below the city average. Projects on offer include Wadhwa Wise City in Panvel, with 1 and 2 BHK apartments. Hindustan Times reported in September 2025 that the airport's operator had leased 405 flats from the Wadhwa Group in Panvel for its staff.

What to watch

However, basic services remain an issue. The Free Press Journal reported in September 2026 that Panvel's mayor planned to meet the chief minister over water shortages in City and Industrial Development Corporation (CIDCO) areas. Deccan Herald reported in November 2025 that the Ulwe Coastal Road was 60% complete.

Analysts expect prices to continue rising steadily as the airport and metro projects progress, Moneycontrol reported in January.
