Housing sales in Nashik fell 10% to 11,188 units from 12,492 units in the previous period. Meanwhile, sales of homes priced above ₹1 crore grew 9%, according to a market report on tier-II cities.
The report said homes priced above ₹1 crore now account for 28% of Nashik's sales, up from 23% in 2024.
What is driving the shift
The report linked the fall in sales to rising land and construction costs in tier-II cities, which are pushing new launches into higher price brackets.
Industry experts cited in the report said the supply of affordable homes priced below ₹1 crore is shrinking. They said demand for premium homes is strengthening on the back of better infrastructure, improved connectivity and growing job opportunities.
Who is affected
Buyers with budgets below ₹1 crore have fewer new homes to choose from as launches move up the price scale. The premium segment, meanwhile, is growing.
According to the report's reading of the trend, developers are launching more premium homes. Sellers of resale flats in the mid-market have a larger pool of buyers who can no longer find new homes at lower prices.

Infrastructure in the background
The Times of India reported in September 2026 that the Maharashtra State Infrastructure Development Corporation (MSIDC) had begun work on seven stretches of Nashik's 66.15-km outer ring road. The ₹7,922 crore project is targeted for completion before the 2027 Simhastha Kumbh Mela. Read the report2.
The Free Press Journal reported in December 2025 that Kumbh Mela commissioner Shekhar Singh expected Nashik real estate to see major growth after the 2027 Simhastha Kumbh. Read the report3.
What to watch next
The next reports on Nashik sales will show whether the premium share rises beyond 28% and whether launches below ₹1 crore return. Completion of the ring road and the Kumbh-linked roadworks, targeted by authorities for 2027, will also be a marker. Current listings and projects are available on the Nashik page on PropertyWala.
