Gurugram developers are lining up nearly ₹1 lakh crore in luxury launches for the festive season, with Golf Course Extension Road emerging as a key area of interest, The Economic Times reported on September 6.
Developers are speeding up approvals for projects across prime micro-markets, the report said. The pipeline includes branded residences, senior living communities and high-end apartment developments. It identified Golf Course Road, Golf Course Extension Road, Southern Peripheral Road and Dwarka Expressway as established luxury corridors.
What the data shows
Epcworld reported on September 24, citing the Gurugram High-End Luxury Housing Report by CRE Matrix and India Sotheby's International Realty, that luxury home transactions on Golf Course Extension Road rose 379% in 2025, from ₹693 crore in 2024 to ₹3,319 crore.
The same report said Gurugram recorded ₹24,120 crore in transactions for homes priced at ₹10 crore and above in 2025. According to Epcworld's account, this was the highest annual value in the segment recorded by any Indian city. The report added that the extension road links Golf Course Road, Sohna Road, Southern Peripheral Road and NH-48, and is within reach of the city's major commercial districts.
Construction Week Online reported in June 2026 that Tulip Melrose is planned as one of the tallest residential developments on Southern Peripheral Road, with a tower about 495 feet tall. The corridor is next to Golf Course Extension Road.
Roads and infrastructure
The Hindustan Times reported in September 2026 that Godrej Properties had completed a 24-metre road in Sector 49 on Golf Course Extension Road. It also referred to a policy on 24-metre roads that is expected soon.
What it means for buyers and renters
The launches are mainly relevant to buyers looking at premium and luxury apartments in south Gurugram. They also matter to investors tracking the corridor. The reports cover launch plans and transaction values, not the rates at which any particular home will sell.
However, buyers at the lower end of the market are looking elsewhere. NDTV reported on September 19 that prime Gurugram prices range from ₹16,500 to ₹45,000 per sq ft, limiting options for many middle-class buyers. It said prices in New Gurugram are around ₹12,000 per sq ft, compared with around ₹11,150 in Manesar and ₹9,900 in Sohna.
Business Today reported on September 29, citing Anarock, that housing sales and new supply in NCR declined in the July to September quarter of 2026. Anarock's Anuj Puri said festive demand may improve, though buyers remain selective amid concerns about prices and affordability, the report said.
What to watch
The festive-season launches are the next test. They will show how much of the roughly ₹1 lakh crore pipeline reaches the market and how buyers respond. Developers told The Economic Times they are speeding up approvals for these projects.
